Paul you don't know me, but I've been in construction my whole life. Brick, block, and precast concrete. Cut out the middle man. You need the worker, the talent, the skills. The worker needs TOOLS. Barter tools for his knowledge and skills. When house is complete he gets the tools. Sets him up in business. Barter the dream of being his own contractor. You want the man who actually does the work. You will be the expeditor of materials. He knows what to buy and when to buy it. "Contractor" is the middle man, you ever see one with the shovel? Why pay someone else to do what you can do yourself.

I ha been in the construction field for 48 years, but still new to the local scene. I think it would be an all around win with the right match.

The contractor is the owner of the tools, most won't invest in tools. I wish I was there, I still love the work but don't want a JOB.

@@raymondrhorer2695 There is a downside to acting as your own GC. Now you have to chase down every friend and family member who will treat your job as a piggy bank. Tools get stolen, materials are stolen or over-ordered for their other jobs, subcontractors are told to add $$ for the friend, the worker won't have work comp or liability insurance if there is a problem downstream. When I develop a project with a GC I want them to agree to weekly site meetings with past week spreadsheet for work completed to what was spent and I add a performance and completion bond which means ANY of the shit he's pulling on you will result in you exercising your right to terminate based on nonperformance. I know it's PI but these principals work all over the world to some degree or another. You can tell what the climate is like based on what large scale construction sites are built by international or larger commercial developers do to avoid what is happening to you to happen to them.

Like every banana republic, you need to be at the site constantly babysitting the project to ensure stuff is being done. Break the project up into mini projects, pay weekly/monthly or when certain milestones have been completed. You have to micro manage, there is no other way. Also buy all the materials yourself, don't allow the builder to do it and inflate the cost.

I've lived here 8 years, and you couldn't be more right. I built a 3 story concrete mansion on Negros, and the contractor was ME. I personally bought all materials and was on site every day. You have to do that here or they will turn your project into a nightmare.

@@JR-mo8os that’s what I’m doing hired a foreman and workers. I pay them myself keep track of their hours order materials pay for that myself. I have a truck so I haul a lot of materials to the site. I’m sure they don’t like it but I’ve caught multiple mistakes early, so no major impact. You have to go to multiple places to price materials and I don’t do business with anybody that tries to inflate the price on me so far so good.

^goes both ways. My son has a contracting business and has been screwed over by clients multiple times. Now he only completes work in stages being paid after each stage and an initial down payment. So if both sides were to dig in their heels….well the whole industry wud be at an impasse.

I think I may have mentioned this before, we also have a scammer guy here that has come from Palawan, to near Boracay and finally to Guimaras island province. He does things a little different, he gets desperate owners to sign over a power of attorney to him and then he works to build and sell to US citizens beautiful houses on the beach, but there is no building permit and there is no title and when he walks away with the cash, the new house owner and the old land owner are left looking at each other for recourse. And he is gone. With the cash.💸💵💸

Also I’m not sure but I guess you have heard about your old buddy Mark Thornton ‘s sudden passing! Wow! I just read this sad news about Mark. He was working with cruise ships as was I in a different capacity and as a result I was one of the first people he interviewed online (five interviews all up online) and it inspired my filipina wife and I (living in Australia) to go to the Philippines in 2022 to meet up with him and his wife in the beautiful property that he was renting on the beach in Bacong. In addition, I had also seen a few videos of the interviews that Paul and Mark did together so I also asked if Paul could make his way from Valencia to Bacong to meet with us together. And yes, Paul made the effort and together we all had a wonderful afternoon also shared with my son Emilio. My condolences go out to his lovely wife and they're little child. Mark was aware of his health problem but he seemed quite happy living in that wonderful house on the beach with his wife and child so it is a sad occasion indeed that this happens now before he had a chance to watch his child grow up.

I drive my crew to the jobsite every morning pick them up every night. Purchase materials and snacks and payday is on Saturday. It consumes my day but I am on my second house and it works as long as you weed out low productivity.

I’m listening carefully because I will retire next year and I want to do something in the area of Building, but I’m learning from other people’s mistakes first luckily I developed the subdivision so I know a few things about property and ingress egress, and all that stuff anyway the best to you.

Think really hard before investing your money in land and a house in a country that doesn’t allow foreign ownership. All your property will have to be in your Filipina’s name. Anything can end anytime, even the best relationships. In the Philippines it’s a big issue with land titles. They have deep rabbit holes. A land can be owned by several family members who can be spread out all over the country or even in other countries. If one or more died and if the title succession wasn’t properly established in court, that’s a huge problem. If gelous locals sue you for something stupid, most likely as a foreigner you will lose. Rents is Asia are very low and inexpensive compared to the west. Renting allows you to pack your bags and move fast somewhere else. It’s best to look out for yourself no matter where you are but especially in foreign countries.

Thanks but I’m more than aware of any repercussions when it comes to land in Asia. You don’t have to put any property in your wives name. You can lease the property for 50 years with options to purchase at a future date should you want to. The main thing is to have more than one lawyer involved so there’s no surprises and so on. Relationship is everything. Getting to know the person(s) and doing homework on them involved with any project PRIOR to signing anything and exchanging $$ (even in the Phils) is critical. Me and 2 500 peso per day guys built my womans house in about 6 months. It is not rocket scientry to lay a foundation, stack some blocks, throw up the rafters and tin roof, install electric and plumbing... These houses are like building a fort as a kid. Our house is one of the nicest in our small town, spent like $10k. Why build a Western Quality house here, go cheap and enjoy the simplicity. I had that cough 1 month, took antibioticpills for 3 days and all cleared up.

Yeh the local workers got Screwed the Hardest as small consolation is there is SO MUCH construction going on that Filipino contractors are picking up the Best workers from this guys crew but sadly it comes right before Christmas and allot of Filipinos get a 13tth month type of Bonus and these guys were not even paid for weeks in some cases

Not really amazing. Many homeowners in the US hire unqualified contractors because the sell them a song. If you are not working or understand the industry, methods, etc, you are vulnerable anywhere. As an engineer, I have seen it too many times over the decades.

My 2 siblings and I built a 3 door townhouse in Manila in 2020 (middle of pandemic) without any hitch. Guess why??? The builder is my brother in law’s company. This was done in less than a year. What tops this is the 2 of us (my sister and I) live overseas. I’ve even sent bathroom fixtures and other bespoke building essentials via airfreight. Very happy with the outcome. We visit our house 2x a year. The hardest part of this journey was buying furnitures…. Not a lot of choices in the Philippines. I know a lot of homeowners have nightmarish journey and wouldn’t do this again. I guess we were lucky. Don’t stop your built as somehow you will get to the finish line. Fingers crossed.

Sometimes you don't have to search for content. But this sort of content I am sure you could have done without. Every dog has its day, and you will have yours. It depends on the car and the deal. I bought a used car October 2022 in the Los Angeles area. A great car and a good deal. Runs great. I drove it from LA to the Texas coast and back. No problems whatsoever, just put gas in it.

Thank you for your honesty. A lot of people wouldn't talk openly about being ripped off. It doesn't look good for recovering money for everyone. One option might be to get the workers to quit and employ them yourself. However, this would require a good knowledge of building or hiring someone with that knowledge and has the ability to plan the build.

Need to have the guy charged criminally not civilly. He stole your funds. That’s criminal. I went thru a similar situation in the USA over a machine a guy sold me and then never returned back to me for repairs. He lied constantly with invented stories and excuses only to buy himself time. Long story short. I got my money back after I charged him with theft for not returning the machine.

Sorry to hear this,I am lucky my father was a Mason and I worked as a laborer a d know people in the house construction business I got the permits first before even started building and bought and controlled the materials and tools and pay for workers I am just not trusting of people something my father pounded in to my head to be at site everyday all day so I stay on top of the job. I hope everything works out for you I have been coming to Philippines since 1981 and married since1996 here in philippines. Now retired on disability and pension. Pray everything works out for you.

In the Philippines, if you publish in any media an allegation that can ruin the reputation of "anybody" or harm his business then that "anybody" can sue you in court for LIBEL if your allegation is NOT true. If your allegation is true, then you must file a case and submit evidences against that person in the Philippine court nearest to you. Based on the comments in this forum, it appears that many western expats cannot understand the wisdom in the Philippine law that provides protection to the reputation of persons or companies from those who want to destroy them using mere allegations and trial by publicity. In western media, we read so many personal and political allegations to destroy competitors and opponents using trial by publicity and westerners love the brainwashing and destruction using western media. I consider the Philippine law as fair and better as it punishes people who uses the media to destroy others using trial by publicity and encourages people, if they have evidences, to file a court case.
