You should host an “explore NYC” show. Interviewing business owners, reviewing the vibe of a place, food, art galleries, music venues etc. you should 100P do it! I would watch the CRAP out of that and I trust your opinion. Please please PLEASE consider doing a show like that!!!!!! You could even do traveling episodes!!! YOURE SO GOOD AT HOSTING

Don't be stuck in the mindset that you have two options - pay $10k in mortgage for a $1mill+ place or rent. There are cheaper, less luxurious options that still provide the amenities you want. You have to keep an open mind that if you don't like how a place looks, you can renovate with the remaining budget!

Just to expand on that, most people aren’t able to purchase their dream home as their first house. Majority of people have to sacrifice some wants/amenities in their first, maybe even second home. And that’s totally okay! Maybe it’s just the real estate investor in me, but building equity > renting luxury all day everyday lol

I do think you should buy! It’s just going to be hard with Ben - because yall aren’t married so whose name goes on the house who pays “rent” etc. etc. but I 100p recommend buying if you can because you’ll get your money back when you move next time - if you resell OR if you just rent out your unit. PROUD OF YOU - EXCITED FOR YOU. Having the flexibility to renovate your space is a great investment as well, because it could make you fall in love with the space way more! Rather than just spending a TON on a brand new space that you don’t specialize at all. Xxxx

We own a place in the same price range as the first place. You will always see the nicest and most expensive home first. Just remember, there's usually HOA in NYC and they can raise it from $1K per month to $5K (not uncommon). Also consider property taxes. Interest rates are high, so put down as much cash as possible. We paid ours off in a year for this reason (you don't want to pay principal for all of those years). Interest rates will probably go down before they go up. The Fed is stuck between a rock and a hard place. As someone who is married to a doctor - we are avid practicers of biohacking - try to not live near an expressway. The pollution causes many health problems. One of the main reasons as to why kids born in NY are lifelong asthma-ers. I believe this place will cost you more like $22K-$25K per month. Lastly, consider the state of the economy. Inflation is eating away at people's savings. We don't know how this beast will go. While it doesn't impact some of us, it can impact our streams of income. That's my advice from a 43-year-old who spent my entire twenties in NYC living the dream (and making financial mistakes by purchasing a little too early). I do not thinking renting is ideal; however, you are not responsible for potentially costly maintenance, property taxes or HOA. Personally, I would take the difference and invest it for another year. This is not financial advice, just a different perspective.

The apartment was beautiful and the filming was great. I’m a little annoyed with the real estate agent saying if the pet “is registered” they have to let you in and that it’s a “hack”. Now they may have clipped it to not include the full conversation but I’m guessing he meant if the dog is a registered Service Animal or Emotional Support Animal they have to let it in. Now he would be correct if you possess the proper papers/certification but a lot of places are cracking down on those who do not have “real” service/emotional support animals. I would be careful listening to this advice and do your own research.

He has lived in FIDI for the past 2 and just moved again...I know you're all living your life there..but the rent $$$ just goes no where to benefit YOU. I disagree with him. We rent after owning for 35 years. I love renting. We treat this home as our own. We paid to have it professionally landscaped, we have painted it and as our landlord told us when we moved in 14 years ago “treat it as yours”. I don’t care if I’m paying the Landlord or a bank, it is my home. BTW, our rent has never increased, probably because we take good care of it, and when things go wrong like replacing the dishwasher, we do it.
