Sounds like most of your issues are traffic related. I grew up in Chicago and the traffic seems very tolerable to me here, but I am not driving in Chiang Mai, so this is not an issue for me personally (except I need to live close to everything). You do seem to understand that everything is always in flux as far as any location. So maybe any place you choose will be completely different in ten years. Good luck in your journey. Of course it is going to be a challenge, but some challenges can be fun...

I live in Namphueng and I ain’t leaving either! Stuff happens anywhere in the world and we’re already back to normal. I’m the guy who met you at Chefs Together the day you were livestreaming the floods. CM is my home

Happy for you folks & your decision. After all is said & done you love the location & that is important. Also the flood situation may be a once in a 100 or once in 10 year etc. Also your house is nicely renovated now & trying to sell so soon when folks expect discounts for flood zones would be a likely loss. So good you folks love your spot & home!

Yep, I used to live in Bo Sang in Sankampeang great place but a nightmare to get in to the city

When you know your house is in a area prone to flooding is similar to having a poisonous snake hiding somewhere in your garden. You can convince yourself there's no problem, but in the back of your mind you will always worry and know one day it will probably re-appear. I'm sure you will be thinking and talking about the flood risk every day until the rainy season next year, then you will worry once again, which is of course normal under the circumstances, but very stressful. My advice would be to move somewhere safer. You will feel so much happier even if it does mean selling the house cheaper than what you think it should be worth right now. You might find and buy a beautiful house in a great location somewhere and wonder why you had hesitated. This is just my opinion. I'm not trying to tell you your decision not to move is correct or incorrect, but I know what I would do. You can't put a price on peace of mind.

I feel the same about Saraphi. We have a block there that we are going to build on and retire in 3.5 years. My Thai wife of 10+ years has wonderful family in Saraphi. We should be there for November 2025 and start clearing the block.

Maybe you can talk about what the yellow house book and pink ID card are used for and why you need them. I listened to the entire episode, but you never once mentioned the smokey season and number of days of PM2.5. I understand that may be a big negative in and around Chiang Mai. And please always walk on the side of the street where you are facing oncoming traffic, otherwise you will never see the vehicle that runs you over.
