Very cool monitoring solution, but you say that it requires cell service. Having cell service is not a given. I have to tell people that as soon as they enter the canyon where I live, there is no cell service. Fortunately, GPS service is pretty much ubiquitous. Very glad you did not lose your marine canvas sewing job. That is an awesome skill to have.

Landlord here that''s been watching your videos since you bought the boat.... I've never raised rent on any tenant, ever. Even after the 1yr lease expires and they go 'month-to-month'. I make more money when I leave rents alone and I don't have to go into a vacant unit and renovate it for the next guy. (couple months loss rent, and costs for new fixtures, paint, carpet cleaners, etc) Rents are set of 1% of what the house/apartment is worth. And then I subtract $50 a month so they won't move in the future. $80,000 house rents for $750. Even if it goes up to $120,000 while the tenant while living there. In the US, taxes are way too high. You can get rich renting houses at cost. Because the tax break for rentals results in the government stealing WAAAAAY les money in taxes. Basically, it's a way to keep more of your wage earnings if you can handle the irritation of putting up with tenants tearing up your shit. As land prices go up, my current tenants would have to downgrade their house at the same money to move. Or they can pay more money for a same or lesser new home. Those are some real numbers on how things actually work. Also, those numbers and angles of attack don't apply if you're a slumloard. Those have different rules because you have to account for massive damage, massive renovations, non payments, and squatters. If I tried to ask 3X what a unit is worth, I'd be paying the mortgage, taxes, and insurance out of my pocket while the unit sit vacant (and deteriorates like crazy from lack of use and vandalism). Moral of the story: Buy land anyway you can. It only goes up. (and can make you rich if you do that instead of blowing small amounts of money everyday)

Year of '76 here and also a landlord, I keep my rentals just below the average for the area (same reason, I want them to stay) though I'm in a different country so our rental market is different, but what Earl says is try, rent just covers the costs of maintaining the property, you make money (eventually) from the land that always goes up in value. Though I wish there were houses around here that were available for 80k, the cheapest ones here are more like 500k in US$ 😢so I only have one rental and it was hard work saving up for that.

@@NoobNoob1986 It's not me being a good person. It's just numbers. And if you try to 'gouge' people on rent, you have an empty unit. It's just not possible to rent something for more than it's worth (and it work). In simpler terms, you could setup a lemonade stand in front of your house and ask $10,000 a cup. You'd make a FORTUNE gouging people for lemonade!!! ...except nobody would by it, and you be stuck with rotten lemons.

Ya, class of 78, and I do own income property. Funny how every tenant thinks were shoveling money into our bank accounts! The actual winners these days are insurance companies,wow rates have tripled. Property taxes and city services,maintenance and oh ya,interest rates. But I'll agree rent is insane..
