That's okay, if you're already well on your way and already have the capital to find and work the maximum number of properties you can be doing at any given time, having capital tied up isn't that big a deal. When you need the capital to keep your machine working most effectively then it's a different story.

I like your thinking and content one point I would add. At 5:38 you talk about extending the lease creating profit for you, that’s not profit. That’s value appreciation. In order for that to be profit you need a liquidity event to take place, such event would trigger tax implications.

But can sometimes be strenuous getting permission from the freeholdsr to refurb as its a leasehold right, sometimes they can refuse

Worth noting that the legal process can take some time & you are relying on the other (>50%) leaseholders in the block also being onboard (they usually are, but not everyone has a spare £11k sitting around), and not to mention the freeholder also agreeing! It can be difficult just to get the contact details of 50% of leaseholders especially in larger blocks where there's a lot of buy to let investors. I know he makes good videos, but things can be more complicated than a simple 10 min video allows

My solicitor largely handled the process and it wasn't a big issue tbh but yes, like with everything, unfortunately a 10min video can't go into everything so more research is needed for sure

@@robertbowler6130 I guess you could always contact the freeholder directly, but I very much doubt that you could have a situation in a block of flats where the leases are for different durations. (I could be wrong though!) In my situation the leaseholders are in the situation of buying the freehold outright so I have experience/knowledge of that process more

When you refinance and the mortgage is 337k based on 75% LTV of the new value (450k). Was your mortgage (refinance)on a BTL or residential? And were the mortgage rates factored in before buying and refurbing the property so you didn’t lose money on renting it out. Especially with the 6% rates at the moment? Thanks for sharing the information.

Lots of things went in your favour. I think would be a difficult sale for a residential mortgage. And with rates rising a 337500 balance at say 5% 1406 is a pain in the arse when u gotta pay tax. Landlords are done. Limited companies the way forward. I’m sure your stuff is set up this way. Cause for a regular joe RISKs are huge

Hi. When you say 'we' who do you mean? is this a JV with a single partner? How long did refurb take? What is the day rate of your builders? 26k to refurb including materials seem very decent. Thanks

It's me and a business partner. Refurb depends on the type of project but something like this is couple months normally. Rate will depend on area but in hertfordshire its around £150/day

Do you need a planning permission to convert a one bed to 2 bed or not needed? you didn't mention this in your video.

You don’t need planning permission to convert 1-bed flats into 2-bed flats since all the work is internal and there is no change to the external building.

Only in the UK are people so incompetent to value a property based on 'bedrooms' rather than the physical space i.e. squared meters

I wouldn’t say it’s incompetence. If you have a 50sqm 1-bed flat and a 200sqm 1-bed flat, the 200sqm wouldn’t be 4x the price because at the end of the day there’s a certain ceiling price for 1 beds and as there’s only so much the market will pay for it. Also, when you add a room, it’s not that square footage isn’t accounted for, it’s that both number of rooms and sqft are used to determine the value

Funny that you can't replicate this now unless you have: 1. Money for down depositing, refurb, legal and tax 2. Low-interest rate Either you got a mad job in the UK, or you had a large sum of money sitting in your bank account, I don't expect a fresh graduate like me to get anywhere close to this...

It is harder but you can do it as long as the rental yields work. The interest rates have only affected the rental stress testing and as long as that's ok - you're good
