I do a very similar thing with my properties, it allows me to help local students and young professionals while making a profit. I also do household community events which helps the households comingle and feel more like friends instead of strangers in a house(helps promote active communication and listen to diffuse potential situations)

how do you deal with evictions in a landlord non-friendly state using the co-living strategy? New York, for example?

At least in my state, evictions are no different than in a traditional rental. In fact, they are a bit easier since you have the peer pressure from the other house mates. Here, you have to post a notice on the door of the house, so all of the other residents would see it and know what is going on.

How do you deal with Laundry. Are your laundry machine coin base or you include the cost of laundry in the total price. Here in Europe water and electricity is extremly high and I wonder how to handle the cost

This is a great question that we should have asked Miller on the show! This seems like a good opportunity to put in coin operated machines to bring in additional income but you'd have to look at your market. If everyone else includes laundry you'd have to decrease your rent a little to offset that. But it could make people be more conscious of how many loads they are doing so you end up saving on water and electric that the decrease in rent was worth it.
