It's beautiful designe and being in construction myself I can say it's constructed beyond code where I am. Very good job with the overall build. What did I do. I listened to my supporters and my critics and I improved my product ( which was my company ) so much that I turned one million revenue the next twelve months and I had only been in business for 4 months. It's all good to hate on haters or make fun of people who have different opinions. But if you look at every billionaire out there what do they have in common. They all failed, and they all learned to take criticism and make themselves and their product better. I questioned the expense of such a massive pool project. My brother who lives in the Austin area explained to me that the houses in this particular area are very very pricey. So it makes sense that they'd want a pool for the view of downtown Austin. I kind of like it....

The pool is a fantastic idea, its the colossal three story slab of reinforced concrete below the pool that's the eye sore. It might be different after the landscaping but that is one huge chunk of concrete that looks like a bridge pillar to me.

Great video. I am a local developer in Austin. You didn't have to do it but I am glad you took the time to respond and clarify. It's interesting stuff to know the thought process behind each decision. 100% agree on inflation and things just costing a lot more than people think they do now in 2024. 100% agree that having a downtown view in Austin increases property price hugely. At night downtown sparkles and a DT view that expansive is sought after. I agree also that it's a huge difference to be able walk out from your main level (kitchen + living room) to your pool -- VS travel down a flight of stairs or some distance to the pool. The experience is very very different. When the pool is on the same level you can see your kids in the pool. You can feel connected to the party while you are cooking in the kitchen. To anyone that said the pool didn't look good, they may not have seen the process of building a pool before. It looks like it is an infinity edge pool. It's going to be very beautiful I am sure. Right now you are just looking at the insides of the pool, pre-plaster and tile.There are probably some factors that people don't realize too. Like they are probably locked into a super low rate on their mortgage where it makes sense to upgrade this home rather than build new (a 1.5 year to 2 year process in Austin.) Plus they might look for 2 years and not be able to find a lot with that good of a view. Bravo to them for having the vision and you for making it happen.

Great video. I watched the pool build video with interest and had many of these questions. Seeing the renderings brought it all together. This is going to be an incredible property. I think an important question I had got touched in passing. Was there a structural engineer? You mentioned the engineer which as a home owner is music to my ears. I am in Toronto on the side of a ravine beside a river. Next door, they did a rip and replace without an engineer and destroyed everything on my property but the house. Rebuilding the lot with a 20x40 in ground pool has taken 4 years and 5 million. But it is driven by multiple engineering disciplines and will last 100 years. I now realize how important it is to have geotechnical engineers and structural designing and monitoring construction. I'm surrounded by houses selling for 3 to 15 million and they are often built pretty, but without a thought to structural integrity. Nice job. Hope your customer loves it.

We bought our house 30 years ago and when we had the existing pool refinished we wanted it converted from 6’ to 5’ but the pool contractor talked us out of it. The second time we had it refinished we made him convert it to 5’ and it was the best decision we ever made. Went from everyone congregating on the shallow end and nobody being in the deep end to everyone using the entire pool now. Wish I would have done it 30 years ago the first time.

Can you explain the main factors that led to doing such massive/insane improvements rather than building new? Did they really want to be on that block or that section of the neighborhood? Was there no empty plots? Or small old houses you could tear down?

They bought at an amazing price. To buy a new lot would cost millions more than what they paid. They have an $18M house across the street. Property is very expensive in this area and highly sought after. So in these types of situations it makes sense to either tear your existing house down or do a massive renovation like we are here. So overall they are saving a lot of money compared to what it would cost to buy new.

I know it sounds silly to ask but there are some real ding dong employees when it comes to code enforcement. Because you need a leach field it has to soak up water the impervious nature of concrete doesn’t allow that.

Anyways you did a good job with the actual build, I have a architectural background so I appreciate your talent. My only one grievance would be that the entire underneath of that structure is wasted space. Could of built a pool room underneath, saved on all that extra labor and dirt compacting by adding steel beams for supports and a slab on grade with piers underneath. Just wanted space underneath, a storage unit, a game room, a pool house, an outdoor kitchen or entertaining space, just about anything underneath would have been a better use of space. But that's on the lack of vision of the homeowner I guess and not your fault. I always think about future potential buyers not just everything I want. Life happens and sometimes you gotta sell. Try to attract the most with the space you got.

I appreciate the hard work that went into it. Not worth anywhere near 1,000,000 dollars... but i understand the luxury pool market is hyper inflated. That pool outside of all the concrete should have only cost 200k at most, now factor in the added concrete and labor to compact the dirt and build up the height plus rebar then yes add another 200k if you like being generous. The actual cost to build this materials, architecture, engineering, and labor would be 300 to 400k max, that means it's a 600k markup for your profit.

Your workmanship looks good so I have no issues my issue is that pool does not cost 1 million. It's a nice title for clicks and it's a good project for your bank account. It negatively impacts the market not the opposite, the people that can afford a million dollar pool and a 200k pool are completely different worlds, and if more builders were not charging such inflated costs, more people would be able to afford such luxuries. Some would argue the 200k people dont deserve it. I disagree. Respectfully My business model in my many businesses has always been to help people grow. That family who paid 1 million for that pool, when market trends shift and they hit hard times what then. Everyone always thinks the money lasts forever. I would rather build 100 pools and charge 200k to 400k than one pool and charge 1 million. Those 100 clients will always use me everywhere they go because they know I saved then at least 200k on what I would have charged and passed that savings also onto them in the form of the 200k extra equity when they sell. So that means I actually made them 400k. That's 100 lifetime clients instead on the one. But anyways I'm just an anonymous guy on KZbin using an anonymous account that's not context to my actual business. So for the context of this debate what does my opinion really matter. I do have a background but I will stay humble and not get into it. God bless and I didn't mean any disrespect at all. They will have paid $5-6$M all in when we are through including their land. Their property will be worth $7-$8M when we are done. So how is this a bad financial decision??

The house and everything is over priced and a waist of money. Just imagine how many veterans could be housed for that amount of money. I’m not saying they should pay for it but they could donate the money of the pool and house where priced accordingly.
