Welcome to LA! I’m a transplant myself, prior military moved here in 2017. Live in Baldwin Hills, rent controlled 1/1 680 sq ft. , stand alone walk in shower from the tub, 2 walk in closets, apartment $1250, with parking space. I really lucked up and don’t take it for granted. Cheers.

@@brittneysouder894 I knew I wanted to live in a predominantly Black community and was vaguely familiar with the area as I had family here. I search Baldwin Hills apartments and where I live was the first apartment complex to pop up. It’s an older build (80 plus years old but every spacious and solid) It checked off most of what I needed (plus pet friendly and no parking space fee - my space came with my unit). I was on a waiting list for 3 months compared to the usual 9 months - 1 year. I’ve been in my apartment for over 7 years now and love LA’s renters laws. It’s beyond quiet in my neighborhood and check off everything for a young single Millennial. Thank you for asking.

This just inspired me to start looking again. I’m from Hollywood, and thought moving back to LA would be impossible but I’m happy to hear there are still some affordable spaces out there. Also looking for a predominantly black neighborhood.

I was born here in the 60s and lived in Ocean Park when I was young, then we moved to L.A. Back then, NO ONE referred to the Valley as L.A. They were two different worlds with different cultures and different demographics. The Valley was still in transition from being agricultural and pretty much everything was brand new there, including the schools, most of which were built in my lifetime. Most L.A. schools were constructed in the 1930s. Up until the 90s, the Valley was the Valley and the City was the City. Even the San Fernando and San Gabriel Valleys were vastly different places with the San Gabriel Valley being predominantly Mexican American. The population of Los Angeles has increased by 58-60% since I was a born. L.A. used to feel like the biggest small town in America. It was full of vacant lots, the streets were decorated at Christmas, the elementary schools had farm animals, and people in Watts had horses. I miss that L.A.

@@Loxydafoxx: True. But I went to school in both places. The Valley used to be at least a year or two behind L.A. in fashion. Encino, Woodland Hills and other areas of the San Fernando Valley were almost exclusively white. And, like I said before, people in the Valley didn’t claim to live in L.A. Now, it seems the more recent transplants have declared every area in the County as “Los Angeles”.

I grew up in the San Gabriel Valley and we refer to the Valley as the Valley. LA is different and not the Valley area

It looks like you are looking in the valley…. I live in LA here are some apartments I would recommend. Also, Tarzana, reseda, and Woodland Hills has apartments under 2,000. If you drive up Ventura in encino near white oak or Lindley there’s always nice apartments in the area for rent. 1.) Regency at Encino Apartments 2.) Avalon Encino or Woodland Hills 3.) Villa Tarzana (okay cheap) 4.) White Oak Terrace Apts

Keep in mind, the further West you are in the SF. Valley, the hotter it gets especially in Woodland Hills. I’m in the Studio City/Toluca Lake area and the last 1-2 weeks we’ve been in Tripple-digits up to 109 degrees.

If you're looking for apartment in the valley, anything south of Burbank Blvd is a good location. Also choose the neighborhood you like and walk around. A lot of apts especially Studio City and Sherman Oaks just put a sign out front and don't bother listing them online because apts go by so fast. If you have a credit issue, you can always offer a larger deposit to reassure them you want the place. Note* if you ever find another apartment with a private garage like that, TAKE IT!! That's like finding an NYC first floor unit with a backyard, it doesn't happen!!! Good luck!!

Thank you for the tip! I get overwhelmed with the signs but I for sure feel like I’m probably missing out on some good places by not doing that. I will remember this for next time! And lol I agree! Don’t think I’ll find a private garage again lol! Truthfully the one with a garage was in my top 4 but while touring it he said my credit was low and my chances were slim but he’d still take a look at my record to know for sure. So I didn’t even apply..

@@lashere No problem. If you offer like an extra $100 in the deposit and let them know you have good history you should be ok. Smaller complexes usually are family owned and tend to be more lenient. Good luck!

Good luck! Im struggling to keep my place in Inglewood,Ca. The landlord keeps raising the rent $100 every year. I live near the Kia Forum, Sofi, and Intuit. Traffic is a mess. I've been here since 2012. I want to move, but I can't save money cus the rent keeps increasing, and I have kids. I just want a house, mobile home, or manufactured home with a backyard😔 Something to call my own.Great videos. 👌🏾

As of 2024 landlords cannot make a credit report a requirement for a rental application (they used to make you provide it yourself)…instead they can request you provide income to ensure you can pay the rent. That being said, they can run a background check on their own and use the credit portion of that background check to make the decision to rent to you. More than likely, landlords are just increasing the application cost to cover them running the report themselves.

Never solely rely on the internet. Drive around. Not only will you get a feel for the neighborhood, many landlords only post signs and don’t list their units online. Most of the time, it’s the owners of the huge complexes that advertise online.

They can deny you…they just can’t require you to provide it. But if they run a background check themselves, they can use the credit portion of it to make their decisions. Previously, they required you to provide the credit report. Edit: a plus is that now, timely rental payments can now be reported to build someone’s credit score.

Come back at night and on a Friday or Saturday night to see if a neighborhood is truly safe, u cannot tell this during the day. Try not to get an apt on 1st floor being a single woman.

Please be Really careful with renting a room. Get a lock for your door to keep the roommates out of your room. There should gave been hotel conversions in LA somewhere, we have them all over in Orange County. They are hotel rooms that have been converted into studio apartments, they come with a full-size kitchen you have the choice of them coming furnished or unfurnished and they always include utilities. They about 500 sq ft. So my rent option is 280 a week or pay monthly which comes to 1400. I'll probably be here until I die because all the surrounding apartments are 2500 a month that do not include utilities. I know it's crazy right?

You might need to lol it’s slim pickings on the cheap units in safe areas. But don’t feel like you have to find “the one” right away. Choose something reasonably priced, get to know all of LA’s neighborhoods again and then find a better place the following year

Affordable housing in Los Angeles is horrible!!! They want you to have a 700 credit score or higher and earn 2.5× the rent! And I'm talking about the 'hood LA! The only true affordable apartments are designated for vets and seniors. Getting Sec8 is nearly impossible 😡. But, I did enjoy your video 😊

Of course section 8 is impossible. A single person with no kids making $20hr still qualify for Section 8. Although overtime will send you over the very low income max.

Oooh that would be a no for me too! I wouldn’t feel comfortable doing that. I was told by a few owners that they would run my credit during after I submit an application because I requested immediate approval/move in. I don’t think they’re allowed to run your credit before submitting an app

I was born and raised in Los Angeles. Never have I encountered an apartment building without a laundry room on the premises. Ninety percent of the time, L.A. area apartment buildings have shared laundry. You will almost without exception only find in-unit laundry if the building has undergone a complete gut renovation (which is rare) or: 1) The building is less than 25 years old. In-unit laundry is pretty much de rigueur in new builds. 2) The building was constructed between 1924 and 1940 and has three units or fewer. These buildings also frequently come with fireplaces (some are facades, some are wood-burning) individual garages, service porches with washer/dryer hookups, formal dining rooms or breakfast nooks, and backyards. Most are 2-3 bedrooms, however, and can be pricey and in high demand. Most pre-1924, New York style apartment buildings (usually brick with a fire escape) are primarily found downtown, in Koreatown, and a few in the Wilshire District. These usually have shared laundry on site and street parking. The vast majority of apartment buildings in the greater L.A. area are mid-century (dingbats and the like) and were built between the end of WWII and the very early 1970s when everybody and their mama was coming to L.A. Many of these apartment buildings were once advertised as “luxury” and have spacious units. Occasionally, you’ll find wet bars and two-story units. Courtyards with sparkling swimming pools and covered or underground parking was the norm. Now, a great number of the pools have been filled in and the buildings are a little worse for wear. But if it’s in a nice neighborhood the rent will still be astronomical. 💰 Some of the best examples of these buildings, as well where they are most plentiful, would be the Valley, West L.A., Culver City, and Fox Hills, where there are lots of very large “luxury” apartment complexes with sweet units that were once top notch. Mid-century apartment buildings are also very plentiful south of L.A. in cities like Inglewood, Gardena, Hawthorne, and Torrance. Happy apartment hunting! 🏡
