The payment at 7.2% is actually around $1000 reducing your cash flow by around $200. I still get your point. I walked away from a deal yesterday due to a rate of 7.375% after a 1.5 point buydown. The margins were too slim in an uncertain area of rents.

Regarding SFR real estate, why not pivot into sub2 and seller financing? There are a number of Sellers who need these services and still have 3-4% mortgages

I'm just starting to flip houses. Just built a team. It's a good idea to get some money in the bank and save until you can purchase that 140 unit complex. Remember $375k buys you 1.5m in Real Estate. That can easily be achieved through flipping! I've been following you for a long time! You do great things!

I like non polished videos as well. I know sometimes the polish allows us to digest information more easily and stay engaged but I’m sure you can do that with little or no polish orrrr Create 3 levels of polish and outline the routine to execute. For example level 1 under 7 min, pop up text to emphasize , minimal cuts or transitions. Level 3 - text, half screens, video clips, picture clips, multiple days filming, and edits / transitions to emphasize the visual appeal . I’m certainly no pro but I feel like you can make it into a system that will work for you! ….or hire someone!!! ❤❤❤❤

Love your content and have learned a lot watching your journey. I've bought 8 rentals in the last 5 years, most BRRRR deals. I agree with you the interest rates make it more challenging. I said I was done 2 months ago (due to interest rates) and a great deal ended up falling in my lap since then that fit my criteria. I do plan to only BRRRR out my investment rather than the full 75% LTV that I can get from my lender to help with the monthly payment. I think you may have an error in your calculation for the loan at 7.2%, I put it into my mortgage calculator and got $1,018. Still makes the math tight, but not as bad. Looking forward to seeing new content on the other areas of investing you discussed, you're doing great things!!!!

I'm a real estate inventory as well(15 houses). Deals are extremely hard to find right now. To me there are 2 choices with real estate: 1) spend a bunch of time looking for some sort of seller finance with comes with its own set of risks or 2) Save cash and wait for future deals. I'm going with number 2.

Regarding the BRRRR method, because interest rates have increased, the market in most areas has increased the number days on market. Which would reasonably presume the prices of homes would have gone down a bit more. Do you think the prices of homes would go down more eventually? Also, I would like to say, learning other real estate strategies with you such as commercial investing and other ways to fund a deal is going to be so much fun. It is refreshing hearing how if one route doesn't work, you can alter your investments and expand into a new world.

It’s not like you went back to a 9-5(although there’s nothing wrong with that) you are still doing what you want to do. Isn’t that the point?

It’s showing that the crazy real estate game a few years ago is tightening up and the people who were in it for a short term money grab are not talking about real estate as much now. Even Max Maxwell gave the similar speech after moving to Dubai that he wants his channel to be “all things investing” NOW. A few years ago though, these people all they were pumping out was real estate content. It’s just interesting seeing what really is happening in the real estate market shift even though people are giving this speech of “ I wanna try other forms of investing and not just real estate” Max Maxwell said the similar thing on his move to Dubai video. LOL! 😂 I’m curious to see if the real estate market were to go crazy booming again like a few years ago if they would still want to “make this a channel about investing in other things.” After being so heavy on real estate when it was booming and poppin like it was these past few years. It’s just interesting to witness now when you know what’s going on and you’re aware.

I think with real estate more is less and quality over quantity should be the mantra. Sometimes the youtube real estate gurus are chasing so many deals quality becomes compromised. Slow and steady wins the race… i accept its to each his own but what is the end goal for owning 100 properties? Properties are a lot of work to manage esp these days when tenants are on shaky economic footing
