Many wealthy people did not make their money building houses so they do not know shoddy from proper. Aswell if a high profile builder has inspectors in his pocket it can be built n covered up before atrocities are caught.

Perhaps, but mainly the top of the post has to be exactly at elevation, therefore it is raised up to achieve this, the nuts below also aid in plumbing the post 100%. The gap should be filled with expanding grout afterwards so the post has full bearing capacity. Way safer than having placed the concrete a bit too high and then have to refab the post. 👷🤙

I worked construction for years and I grew up with a Dad that renovated all of our houses so having you talk about how the "nitty gritty" takes so much time is so nice! People that aren't in this field of work don't truly understand what it takes to just simply prepare for what seems like a simple set it and forget it situation. @@KrustyKlown Fireplaces can also lead to a constant air draft. Thats why in old houses the opening got covered up with stones to be smaller and smaller. It doesnt have to be, I never felt an air draft at my grandparents house, but it can be.

If it was my rebuild project, I'd keep the house floor plan close to the original mid-century design. As for drafts... modern fireplace inserts solve draft concerns and improve the operational efficiency

I would move the bathroom. or get rid of it. so, you can make a nice family room with the fireplace with sliding doors going to the outside. most people don't use spare bathrooms as much as they think they just become a lot of upkeep for nothing.

That's why it's spare, they're not REALLY taking from the family room, and the other side she said is a bedroom. Interior designer here ... pipes, water (running up/down) are something that dictate placement of kitchen and bath (and laundry rooms obviously) - mostly the line for the commode - not necessarily as simple as, "put it somewhere else." Having stated that, I would like to see a better configuration regarding the (lower-level) fireplace ... something that honors the value and location of this home ... this is not something that will do, being half-a**ed. I GREATLY hope this (comment seen or not) detail is given the attention and thought it needs! Let there be peace on earth and let it begin with me. 🕊 🫶 💪 🪷

suggestions on the drain pipe you discussed. 1. cast iron drain pipe blows. esp for a kitchen, builds grease, gets clogged, etc. There's a reason they went to PVC. Just use sound insulation around it. 2. oversize your kitchen drain. The final connection should be 1.5" (US, not sure about canada/mm), but there's no reason you can't run 2 or 2.5" pipe down from that adapter to where it connects the main. The kitchen drain is almost always the one that clogs.

We just finished replacing all of our cast iron drains. We had to jackhammer the slab in our basement to get them out. They were 60 years old and disintegrating. We have SVP pipes now.

In our case they would randomly use nail or screws to attach the boards. The nailed boards came out easer. I get inspired by you two but then I remember I’m 65 so I can work as hard, lol. I think you're making a mistake not using the fireplace stone in your bathroom. That would make such an awesome unique wall in the shower, as such a key part of the homes history keeping it would tell such a story. Plus the fact it already basically has a seat built in makes it perfect for a shower!

Exciting phase to see huge parts of the structure go back in, it will be awesome to see you start putting the roof back on. And fireplaces are cool and all, but realistically people don't really use them enough to justify centering the floor plan around it. Bedrooms by the windows and an extra bathroom seems like a smarter choice all things considered.

One of the biggest reasons is the expense of the permitting- my understanding is that it is prohibitively expensive, plus almost impossible to get a permit for new construction in their town. A "renovation", though, is something else, entirely. We had a guy here, many years ago, who wanted to build a single story mansion, and the town wouldn't let him. So he bought an old house, got a renovation permit, then took it down the the foundation and built his mansion on it. I've been in that place- it's magnificent.

Yeah I would guess that the bad construction was a big part of why it was in such horrible condition, though the previous owner did appear to give up on it and not redo the roof when it would have needed it. Maybe they had a never ending problems everywhere and knew it was a much bigger task than they could tackle and just left it.

Are you going to have a craft room with a full wall of storage? The house I grew up in had a sewing room downstairs with a whole wall of cupboards for the stash. When mum wasn't using it we used it as the "playroom" complete with blackboard. Then ultimately it was one brothers room when he was a teenager so he didn't have to share. And in between all those uses, it was a spare room for visitors.

I thought the same thing at first cause I watch The Pethericks doing the same with a chateau and now a convent but then I noticed Nick just off to the bottom of the shot doing the actual "noggins" proper. If you watch it back you'll see him at the bottom of the shot. At first I was like why are they only using 2x4's Billy always says they're for stopping the wood from twisting and 2x4's just at the top would cause twisting at the bottom yadda yadda... then I saw Nick putting in the proper 2x6 "noggins" at the bottom of the last shot. I think the "blocking" was just for something to attach the wall framing to maybe 🤔

@@James_RangerWalker we use blocking behind walls as support for things that will be anchored to the walls after construction like cabinetry, towel rods and drapery rods. Things that you may not install exactly where a stud is and want some firm support:)

I’m also a 68 yr old grandma and love your videos too. Linen closets are great to have in the bathroom but another great item is a dresser with all your smalls and pj’s. Now that’s a game changer! Keep up the good work and stay safe ❤

Jenna, I've always loved all the things you create. The amount of people that try to push their strong opinions on how a home that is not theirs should be build is so IDK strange to me. It is not that hard to just accept someone's design preferences even if they're not the same as yours. I know I don't like people telling me what I should be doing In my home, Nobody does.Treat ppl like you want to be treated ❤

You are 1000% correct!!! You absolutely positively can never have too much storage! Bathroom vanities and in the WC a cabinet over the toilet. Extra TP and personal products. Vanities blow dryers, curlers etc.. linen closet. Make sure your drawers are deep enough for brushes just not so deep to waste space and lose things. You guys are doing great!!! I think your bathroom is going to be awesome!

I kind of hate that I like this so much. The composition and framing of a LOT your shots is spot on. The rhythm and pacing is top-notch, and renovating a "distressed" house is very close to me right now, as my house burned down a bit less than a month ago, and we're rebuilding. The video production, the editing, the weaving together the story of progression... I can only imagine what it would take for me to do this by myself. Well done.

Definitely definitely need a window in the bathroom where u wanted the cupboard!!! The sunlight reduces risk of mould and helps dry out the room + it's such a pretty beam of light coming in!!!

Oooo...i Question??? could you build a wall where the fireplace is in the bathroom and have a 1 way glass so only the people in the bathroom could enjoy the fireplace but no one could see in the bathroom?? Ugghhing cause I hate the idea of closing the fireplace off at all!! The heir spare should be loved too!😉

Hmm... to cover up that fireplace in anyway seems a massive shame. Its the proportion as it currently is that makes it so mid century iconic. To cut it down makes it just another fireplace. I mean its your home, but that fireplace is the best feature of the house as all the rest is gone. Is there anyway you can work around it? I will feel so sad to see it covered, but whatever you end up doing, please don't cut it.

Keep the fireplace. Imagine a gorgeous walk out gathering area with all the natural light facing the pool as a cozy hobby and craft area. It could still be used for guests who rarely visit anyways. The fireplace was saved from demo for a reason and has such great character No matter what you do to it you will lose that ambiance that currently exists. Change the floor plan and accommodate the great features within the existing house.

I use my boyfriends tools, and the saws terrify me. I grit it, deal with it, and just go for it. Literally teeth clenched and ready to jump back at the first sign of something wrong.

I do not understand that bathroom. IMO should have not blocked the fireplace. Guest bathroom does not need to be so big. Having not seen plans, I'm confused why its where it is.

I love this house and view! I keep wanting to suggest my ideas lol. Put a big window to the left of the downstairs fireplace where you just added a wall! It would look so good and bring in natural light.

Ok I just have one question: Why half a fireplace in the bathroom? What were you thinking? If it’s just a guest bathroom, kill the tub and shrink the size of the bathroom to keep the entire fireplace in the bedroom. Or is the bedroom the master bedroom and the bath is yours?

With bedroom next to it most likely the bathroom for guests rigth now and maybe for a future baby if they would want that or for when working at home down stairs one. Who knows. They know how they use the house so they build rooms for that

Highly recommend Rockwool safe & sound (or similar insulation with added sound proofing) for bathroom interior walls (esp. the wall cavity with all the plumbing)!
