Question about dwellings with sprinklers. Pg 58 shows the answer to be 0 feet? You say it is 3"?

You have to inspect a house with the code that it was built with. New housing or remodeling would only require 2018 or the code the district has adopted. If you’re inspecting a home built in the 80’s with iron railings, you couldn’t make them replace them to comply with current codes. Same applies for smokes and gfi’s.

That's only if you're a code inspector. Home inspectors could inspect without any regard to the year the home was built, which is in the best interest of a home inspector's client.

Agree it might be in best interest of the homeowners but it wouldn’t be a code violation. If one is using 2018 code for home inspections how would you apply section R102.7? This is what I think about when buyers ask me to look at a house. I don’t do that very often most of my work is new construction.

@@daveh8405 This is a great question and very interesting issue. Buildings that existed legally at the time the code was adopted are allowed to have their existing use and occupancy continued if the use or occupancy of the structure was also legally in existence. This means that as long as a structure or building remains in a safe and sanitary condition it need not be upgraded to meet the more current standards. A specific level of safety in existing buildings is dictated by maintenance and hazard abatement provisions, as contained in the International Residential Code®, the International Property Maintenance Code®, and the International Fire Code®. However, any new construction, addition or remodeling will require such work to conform to the requirements of the new code. A change of occupancy of the building also will force the building to conform to the new standards. In my personal opinion, if the house was built to code when GFCIs were not required on all kitchen countertops, and I'm performing a home inspection at that house, I will report missing GFCIs as a safety hazard and a defect and will make a recommendation to correct that defect. If the house deck was built to code, but today the space between the spindles is large enough for a child to fall through, and I'm performing a home inspection at that house and its deck, I will report that guard as a safety hazard and a defect and will make a recommendation to correct that defect. Ya see, for home inspectors, it really doesn't matter that it was built to code back then. That often means that it currently has a problem that should be corrected. That's the beauty of being a home inspector, and not being a code inspector. Code inspectors is all about code and dates and legacy. Home inspectors are all about current conditions and serving my client's current interests.

It is my understanding that when upgrades to the electrical system are made, specifically pulling new 3-conductor wire to accessible locations, the compliance requirement directs the entity involved to improve the entire system. I see mixed 2 and 3 wire homes all week long. Thoughts?

Does the test flow from say chapter 1 questions to chapter 2 questions or do they just flow from anywhere in the book? Say first 5 questions are chapter 1 then next say 7 chapter 2 . Or does it say question 1 may be from chapter 8? Great video by the way, helps a ton.

Man I need help, I've studied my tail off for the 2015 B1 including watching your videos and I cannot pass this sucker. I've failed 3 times studied non stop, purchased exam simulations, code and commentary, ICC study books and every single piece of material to "help" you pass this thing. When out in the field I know the code but trying to understand the question and then trying to interpret correctly to find the correct location in under 2 minutes seems imposible. Everything I've studied looks nothing like the questions in the exam. I will be let go from my building inspector position if I don't pass this on the next go around and at this point I don't know what else I can do. Please please give me some advice.

Correct. 2021 IRC codes.iccsafe.org/content/IRCComm2021P1/chapter-2-definitions#IRCComm2021P1_Pt02_Ch02_SecR201.4 Water at a temperature greater than 120°F (49°C). The code does not specify a maximum temperature for hot water; however, it should be limited to a temperature that will minimize burn risk to users and thermal stress to plumbing system components. The designer, installer or owner has the choice of determining the temperature. Most water heaters are now shipped with a factory-set temperature of 120°F (49°C). The minimum temperature is established to determine what is considered as hot water. Water temperature below the minimum temperature is either tempered or cold. Care must be used when installing a system that has temperature capability of exceeding 120°F (49°C) because of the possibility of a user being scalded.

Just failed for the 4th time(B-1). Not a fan of this test. Terms in questions I have never heard of and cannot find.ICC is putting more people out of work than are hired in this field. Format of test needs to change or show you what you have got wrong. The fact that is shields you from what you missed is very shady.
