I had the same issue with inspectors. I built a passive solar salt box home in 84 on 25 acres. The inspector said I needed a structural engineer letter for the framing because he had not seen anything like it. I went over his head to the chief inspector. I told him that I have an approved set of drawings and it was built exactly as shown. I offered to drive him to the site for him to inspect it since he did not have someone qualified to inspect the work. He signed off on the house from his office. Saved me 2K that I didn't have. The county had consolidated inspectors to save hiring qualified people for each section. They were in the process of training plumbing inspectors to do electric and structural.

You will get there Goeff. Just remember how hard it was to get grass growing... and now.. It all looks very lush. The house will get there. For those who toil and put in the sweat equity, the rewards are great! Can't wait to see the build completed.

Thanks for update, its pay me once and then pay me again for the same thing ( regarding inspections) but my own personal experience has taught Me that if you do something out of the norm that inspectors have no experience with, I got the, “get the engineers to spec it, certify it, then stamp it, well green light it”, in the long run, I would rather that than hearing “ tear it out, we can’t approve it, because we don’t know what you did.” I know a guy that happened to, red tags on a job site are a killer. Had an inspector tell me one time that codes are minimum requirement, so you don’t meet code you are below minimum.

Considering how late you managed to get that top soil and fertiliser spread, Geoff, the grass is looking amazing! Chris certainly gave you good advice on that and knowing the man that could do it! 👌At least you obviously arent trying to do this in -16C like ee are right now. 🤣🤣🤣🥶

When you do a drive around it reminds everyone just how much work was put into water control. The property is looking great, the grass is perfect, fullness and height.

The County should just contract out the difficult inspections to the Engineers,and pay the bill for that ,makes you wonder how their internal processes are stacked up for training and advanced knowledge of new build techniques. And why would you have to pay them , they obviously are out of touch with how the industry is changing. Again one may ask you if all this new tech is actually worth doing ?is it that far advanced that its worth paying so much extra for ,and the preparation seems greater than conventional ? If the County can't do the inspections then they need to prorate the permit fee but they will never do that. Thanks for the video; I hope you don't get any more surprises.

Will be interesting to see how this turns out with the engineer. Being on the cutting edge is not always easy. Sorta like when you and Chris went trail blazing in the 90 acre wilderness 😂 Grass looks great. Got to get those mower blades sharpened for Spring.

Inspectors and used to see the same thing all day every day , as soon as you do something different they are confused …..code being open to how different party’s interpret it is a huge problem….

Farm is looking beautiful Mr Bealy. Dog Dog just loves to play and go for rides. Engineer required - well suppose that will at least get it all past - pity the inspector couldn't be part of this as it won't be the first ICFG home in the area. Keep on getting better.

Great overview of progress so far Geoff. I’ve been following Chris’s channel for a few years now, so have seen all of his videos on your property. That first drive around was great to be able to see how all of his jobs fit together. What a transformation. Looking brilliant. 🇬🇧

Geoff that is what you get for being on the bleeding edge of new technologies in construction. The county inspectors are still stuck in the Stone Age of technology. For them indoor plumbing is new technology almost. 😂😂😂😂😂

I certainly Pray that the Inspectors doing Aircraft, Structural Steel Inspections on Bridges and Buildings are qualified this day and time. We've got friends who recently opened a retail business in a newly constructed building, with drawings of store layout approved by the city had to go back and rip up the floor and install another Public Toilet at their expense even though the city approve the drawings!

It is fairly common these days where I live for structural work to require the engineer who certified the design to approve the various stages of construction. That preserves their responsibility as a professional engineer. IE, they can't say it wasn't built to their required standard if it later fails. Not seen it applied to something as simple as house construction here though.

So the township just maintains a legal bureaucracy with their super-expensive permits. All services are tendered out, and if you need some you have to pay for them (and your taxes forever). Wild. Coming here soon I expect. :/ Service fee hell.

You may need to explain this is North Carolina regulation issues. I remember one housing regulation that stated once you mount a TV to the wall, it becomes part of the house. This means when you move, the TV stays. There are a few states I won't want to build a house, and NC is one of them. The regulations and power hungry local government are the problem. TN has issues with the fire marshal, as the power hungry morons think they are a god. If the building is a bar, the structure doesn't need to be built well, but if it is a church, expect the expense to triple!

Well I hope they didn’t charge you for the government inspection to get done only for them to say they don’t have any idea, obviously they don’t stay up to date with building technology but yet you need to get them to approve the building , makes no sense and I would expect a refund from the government, it ain’t your fault they are not up to date on all building techniques, they would of known what they were coming to see before they came, that’s my impression anyways,

That Form-A-Drain serves a dual purpose, it also serves to draw an intellectual drain of the viewer as you go about explaining it in a fine Haney fashion. (a.k.a. I.Q. Drain-A-Viewer or Form-An-Intellectual-Drain) On your footing stair stepped areas: If the angle lines up, can you also run 2 sticks of your rebar up the footing stairway like a stringer joining them all together? If any settling occurs there could be shearing, the additional rebar (in possible tension) would better bind this structural stairsteped unit together.

Yes. The rebar detail for that area gets pretty busy.

@@BealyGood I see the stair stepping is matched by the rebar BUT can there be single diagonal pieces connecting them all? If the spacing of the stair step isn't just right, it would not be possible. I think you could even possibly bend the rebar with heat, say at the top and bottom to connect/overlap to the flat rebar running into the top & bottom of the footing stairway.

@@sharonmiller6436 Maybe for metal rerod, this is fiberglass and there might only be a few places he might actually need it, so it might not be worth the investment. A simple application of some kind of heat might be easiest.

You'll get moving on a long before long, and it will be another headache pop up somewhere after the footers are just a memory !! Seems like always something, when your building a New Home... Being plastic and hollow does the form a drain needed to be tied down to keep it from floating during the concrete pour? Since there is only concrete on one side buoyancy might not be a problem.

Doesn’t rust. Lightweight. Easier to cut. Stronger than steel.

I cant believe your inspectors.whats their to know about your footing boards its nothing more then just leavings it in the ground and attaching your pipe to exit the ground.and the rebate has engineered paper work listed on line he should be able to read and see its approved.and to have to pay and have your own engineer to do the whole houses wrong ,fire all the county guys and do it the way they want then, just have a clerk to have it on file .

I don't really understand what's point the point of using GFRP rebar? Is there any elevated levels of salt or chlorine? Standard steel rebar will last done properly more than 100 years in footer, concrete pasivates steel, it won't rust unless exposed to chlorides or chlorine compounds, this is why stainless steel or GFRP rebars are used in saltwater environments and infrastructure exposed to deicing salt. I don't mean it bad, but it's unnecessary overkill from my point of view. 😅

I used it firstly because it is easier to work with and size for size, stronger than steel. The non corrosive is a side bonus. Also, it’s actually cheaper once you get to the larger sizes (5 and up)
