Nice podcast! Love the hard hitting topics especially on transparency. What the both of you doing which is advocating transparency in all parties is what I’m trying to do as well especially on the agents part. I also hate those click bait properties listings. I don’t really have a choice when it comes to the listing platforms but to pay and play the game in the name of speed and survival. However I do make it a point to take videos and share my honest thoughts about the property when I have the opportunity. I hate wasting everyone’s time. On what Gin mentioned about financial literacy among Malaysians I also concur especially the part where property is not passive investment. Many came in with hope but when confronted with reality they crumble. Property management is the biggest headache of the landlord but the payment is 😑 On what Sean said, I concur that we need more creators/agents to share more to help elevate the awareness regarding property in all aspects whether investing or own stay. Keep it up both of you 👍🏼

talking about maintenances fee, what can MO do actually if owner didnt pay them ? my condo always have ppl owning the fee up to 5 digit also and felt like nothing can be done one ? felt like it is not fair to those who pay

hey Jeff, Yes definitely very annoying to have freeloaders, What I can suggest is that during the next AGM propose to adopt ALPR (automatic license plate reader) system basically it disallowed anyone’s car no enter if they don’t pay maintenance fee This is painful enough for both landlords that bought for rental n own stay Cheers Gin staywoke

Some ALPR have problems reading the plate no correctly. went to a digital mall in PJ once n was slapped with maximum parking fee due error in reading plate no. This just a rare example lah. I have no issue with 163 mall n my condo one

Well developers will need to have approval before building those skyscrapers. It's not like they don't know. We can't just build anything we like here...

Psssst please don’t spill the secret about old condos, I also want to buy at an affordable price😆. I also personally love them for the price, space that the old condos can offer. But also I’m not too keen on newer apts bc I generally like old condos for the old resort charm it has. Not a fan of newer apts, with its boxy aesthetic. Great video btw 🙂

Generally human beings thrive in negativity. This is human nature instinct, always be negative and conservative. So, that explains why 99% of people are constantly having victim mentality. I have a horror tenant that owes me 2 yrs of payment, pending writ of posession for force eviction. Has been illegally squatting since 2022. We did a writ of distress and even got a court judgement in which the tenant refuse to adhere to it. Tenant refused to move out even though we refuse to renew his tenancy after failed rental payment. Tenant even warn me he would make a police report if I cut his electricity and water even thought it is under my name. He he was smart enough to continue paying both electricity or water. Under lawyer advice, it was best for me to cut his access card.

Can we ask your guest what he means by he can live more comfortable in US with 5K but not so comfortable in Malaysia, is Malaysia more costly , correct us if we misunderstand your guest

Hey Foth, I believe you're watching from a foreign country, Gin here from staywokeproperty - essentially referring to Purchasing Power Parity or basically the McDonald's Big Mac theory, in the States, $50 at the grocers brings you far, you will come home with lots of grocers (at least during my time in 2016-2021! in Malaysia RM50 (which is approx $USD 12) at the grocer is a bag of jasmine sun white rice 10kg so essentially or in summary at least on my 2 cents, life in the States with $5k is way much more comfortable than RM5k in Malaysia but if you're making USD in Malaysia, your experiencing Heaven 1st hand hahaha (jokes aside) You can live really well in Malaysia with USD2,5k monthly Cheers Gin (staywokeprop)
