I just bought an unsold unit in Puchong. However, the developer just kept releasing more promotions AFTER I bought which drove the price further down. So, it's important to stay patient cos waiting for two months can mean RM 100k savings.

Yeah I heard about this with my friend, the developer makes it feel like the properties are selling out quickly. Then suddenly developer keep releasing new cheaper promos months later 😐

My friend bought Ilham Residence at Elmina during the post MCO last year. 2 weeks ago we went to see the show unit and realized that it is in the flights landing path of Subang Airport. We were speechless! The house will be ready next year so not sure if it will be a nightmare or not.

Thanks for this strategic idea. This strategy should be useful especially during this covid season where interested buyers might cancel their purchase due to financial distress and loans not approved by banks. Other examples include buying Display Set refrigerator and washing machine. But don't buy Dsplay Set TV because it is always switched on in the showroom.

Hi Sean. Do unsold unit getting a promo from developer? How about HOC scheme? Is it still apply? We know that unit that have a CCC require a valuation report, do this same goes with unsold unit?

Hi Ezz, 1. Not necessarily unsold unit gets promo. All HOC or other promotions are solely up to the developer. 2. As these are completed unsold unit, hence they all will have CCC =) Great questions!!

I just want to clarify, last time you said that a property buyer needs to cough out at least 70% of the property price . However in this video you said need only 20%. So which one is it now?

Huh? Why would I say 70% of the property price? I'm a strong advocate of leveraging on other people's money. Maybe this would help. For subsale property, buyers will need to pay up around 18% upfront in the form of cash while for new property from the developer, you don't have to pay up so much. Then for 70%. I'm guessing that you're referring to the 3rd property ruling set by the government. For the 1st and 2nd residential property, we can apply financing up to 90% of the price. But for the 3rd property, we are allowed max to have only 70% of the price as financing. However, due to covid, government announced that we can apply 90% for our third residential property but subjected to individual bank's accessment. Please let me know if I've clarified your queries because it can get kinda confusing:)

Well, it depends on your risk appetite and the mode of investment that you prefer. There are lots of data to show price appreciation from the previous launch. But if you're looking for rental and cash flow then its tough. Again, it's about making that informed decision and take calculated risk

Sean, what your thought on below situation? My friend bought a subsale fully furnished condo unit in Jalan Gurney direct from owner for less than RM600k. Before the purchased, he actually enquired the developer about the unsold bare unit of the same size and it is priced at RM700k despite the condo already completed in 2017. Is the developer being realistic here?
