I work at the offices at the commercial center below. The reason the shops haven’t been successful is because it is very confusing to navigate within this area, the layout of the shops and offices are also very unusual whereby the lift is at the back of the unit. And although you are close to paradigm mall, you need to take a u turn at ldp to reach it, unless you do an illegal u turn in front of the old apartment building.

I planned to buy one of these unit. But looking the below traffic at the tunnel and LDP highway. Haiyaaaaaaa. So painful, so stressful. Immediately i cancel my plan😂😂. So sorry exsim. But this condo a bit not traffic friendly. Plus, im afraid there's a flood at the tunnel, making the traffic become more worst.😅

The interior design treament from this developer does look very nice. But owners need to be ready with the maintainence cost and periodic hike. Its not easy maintaining all those custom design elements. 😅

Hello Sean, first home buyer here! Are you able to review Ayanna resorts Bukit Jalil? As a first home buyer and the project will only be completed on 2027, I’d like to be more cautious about my purchase, I have many questions like is the developer okay, is it worth the price, etc.. There's somewhat an access to LRT Lembah Subang, just have to go to the traffic light outside and walk treacherously along the road until you reach an underpass tunnel. Once pass that you've reached the LRT station.

Thanks Sean for the video! I’m one of the owners of Arcuz. I feel with this project, EXSIM failed to maintain its reputation as a high-end developer. This is their first project in PJ, and sadly their worst one yet. On surface it looks pretty, but the workmanship is one of the worst qualities you have ever seen. It felt like a rush job (it actually is - we have an assumption that EXSIM wanted to get money disbursed from the bank asap and VP despite poor quality). The facilities are constantly under maintenance despite months of VP, they hired the lousiest management team, and the cleaners didnt do their job properly (we’re talking dirty toilets in public facilities and corridor floors that were never cleaned for MONTHS despite people are already moving in). Pretty disappointed with this purchase!!

What do you think about The Grand @ Damansara Kelana Jaya? Which is a relatively old project, merely seeing the numbers, it's doing quite well in the rental yield. Do you think it's a good subsales to go for an investment? Or could you make an review episode maybe 😅

and also the shortcut tunnel connecting to Ara Damansara is super jammed during peak hours, traffic builds up until Kelana Jaya Medical Centre causing the LDP even more jammed.

Hey Sean, thanks for reviewing! My unit is facing highway without balcony, the window soundproof is so good that not a noise can be heard at all, not sure about those with balcony though, but i think more or less the same.. perhaps the nuisance will only be when u r using the level 9 facilities or when u need to open the windows 😅

You left out to clarify that all units facing the highway are where the sun would set. making it very hot and units have to buy a thicker curtain to block the sun.

Beautiful execution by developer, but at 800 psf, no TOD, no booming commercial, no Mont Kiara address, I can only say amazing work by developer to sell it out.

I can feel your eeriness on your face 😂 The roof top swimming pool has no wow feeling, mainly due to the design and relatively low ceiling, it feels dark and enclosed, which is quite a waste

Sean. I really like watching ur property review. So impressing with ur comments. But i think better we could focus reviewing outside this Ara Damansara. Bcuz what. I used to live here and still work in this city. But TBH this city got poor city mgmt. Its truly congested, flooded and not walkability friendly, especially at sime darby building area oasis. Haiyaaaa its too dark to walk. Really scared when night. Hope u can review other property outside from this city. Plus, if we want buy a new house, we also have to take a consideration on the surrounding too right? But if the surrounding area was very bad with poor city mgmt. How can we live. Tqvm looking forward to watch ur future video. Honest review, Ur fans😊❤

I prefer to use this so you get the real sound from the site. Imagine if it’s noisy from the video, it’s most likely gonna be the same if you move in :) Appreciate the suggestion by the way.
