Out of so many projects we have visited, this is the first project with a farm as their common area. Well, the feasibility on maintaining it in the future is highly debatable. But it's a super smart strategy as that corner kink of land is a rather negative site. It's sandwiched between a carpark basement, highway, and old houses, but with a twist of introducing this petting zoo, this project instantly became the talk of the town!
This address is a popular place to call home as it's easily accessible via different highways and it's very close to the CBD. Plus the surrounding are matured, which means all your commercial needs can easily be resolved.
In one glance, this may look super dense but it's nicely built within this landed neighbourhood. Then the rare 4 bedder seems sensible from paper but the unit was rather congested. There are just too many walls, creating lots of dark corners in the house.
Nidoz is definitely targeting families judging based on the great facilities catered for interactions between family members. Overall, a super exciting project to visit!!

The farm is selling point , but can you imagine if you are the animal Locked in a cage or this small space ? Is inhuman

I care more about the welfare of those animals... Constantly being so near to the noisy highway will cause mental stress to the animals for sure... This urban farm thing seriously is a hit or miss. If want see farm animal go farm see lah please dont lock them up in such a small area... Or go Zoo Negara and help them survive instead. For me it is very selfish concept.

@@JeffErin i think exsim did hire a experience ex-zoo keeper there , and 1 bangla worker assist him who stay beside this urban farm Developer free for owners for 1 year included all fees (not in previous plan before this project vp) So let's see after 1 year , jmb can decide.

I learnt how we choose a property in terms of not only location and accessability but neighbourhood, convenience and hence livability. You have done a great honest review when compared to the others. I have owned a few properties but hundred percent sure, I would not buy that property because of the animals locked up.

I believe EXSIM is always good on their treatment on the facilities and common area. But when it comes to their unit itself they seems to like adding very small rooms that make the unit looks small. Take D series in Damansara for example.

Good video. But that animal farm is horrific. The rabbit was so scared it was shaking. The authorities need to shut that down and take those animals to a better home. Agree - why 4 small bedrooms instead of 3 bigger, better ones? Other than that it’s a very nice facility. Congrats to the owner and thanks for letting us see it.

I think they have most likely gotten the approval from local authorities to run that mini farm within strict operational procedures. But I really pity that bunny too 🥺 But I do know families that requires 4 bedrooms and it's a rare product in the market. At least they designed the structural elements to provide options to modify the layout. Thanks for sharing Mark!!

Thanks for the review. The farm and the ponds do not fit into the overall urban concept of the apartment. But the facilities at the rooftop is a very good idea.

been here ystday into my friend unit didnt notice got mini zoo here xD. so true the living room experience and kitchen very small. Very very good if having very big family 4+1 rooms. walkway hving plastic ceiling already is a wow factor :)

Hi Sean! I've been watching your videos for a long time after my mom introduced me to your channel. I'm currently looking at properties and was looking at a few projects - JRK convena project at Muhibah lrt (but not so well known developer), Kuchai Sentral (high dense) and Nest 2 (Need to drive everywhere). Just wondering if you have any opinions on any of these. Many thanks! :)

I have goto look this condo, I also don't like the zoo idea...The maintenance fee must increase after owner take over. because many facility need to maintain. And the layout , room too small. The master room not like master room, too small. That why , finally I never choose this condo.

To add to that. Sri Petaling area is in the end of water pipe network. If there is disruption, you'll be the among the last one recovered.

4 deer locked up in the heat on what looks like 20 sqm? If I saw that- and actually now I did- I'll never consider another EXSIM project again... thanks for the info, this development sucks.

Wow the facilities and common areas look very nice and not too extravagant like some exsim properties... but layout of the unit is bad. And the animals are just a strange concept

Hey Sean, Shin here and I literally just checked out this project once again you pointed out something that I would not be aware without you mentioning it, so thanks for that! And for people who are interested with this project, they have a number of choices of diff layout, one that the master bed room comes with a small balcony as well, it’ll be interesting to know what Sean think about those layout. 😅

I think zoo keeper did open cage and let it walk around on some period everyday. The day visited and they did let small goats to walk around. My daughter don't even wanna leave there after 20mins visited

It's definitely very fun for the kids I must say. And it's also the talk of the town during VP. But the maintenance of those animals can be quite tricky in terms of hygiene and their well beings. Anyway, thanks for watching 😁

@@iherng heard from exsim staff. There's 1 ex-zoo keeper + 1 bangla helper is hired and staying beside this farm , hence maintenance fees shall be tolerable And most are small animals so hygiene wise shall be ok , last time still got cows. And i think they move away cows now , changed to peacock which is easier to maintain

Sean For investment purpose (short term for now ie will turn it for own stay in longer term) is Sungai Long Residence or Irama Wangsa a better choice? Need your view on this please.

Hi Kelvin, well it's up to the rentability of that block. The most direct way is to check for the rental rates of property portals, and see how long the post are there because those ads are taken down once it's rented out. Another way is to call the agents and talk to them. Sometimes you could get insights from there. But ultimately which location is convenient for you as a home would be more important. As long as the rental can somewhat cover the installment for these few years then it would be ok. Hope this helps=)

​@mervinbuid8342 unfortunately no to both. Although the building is between 2 bus stops which is a few mins walk. Rapidkl bus 580 goes to Lebuh Pudu (in front of Mydin / behind Kotaraya) via Bukit Bintang (bus stop few mins away from MRT entrance / exit F) Fastest option & more on schedule would be riding the mrt bus T587 (bus stop on the opposite of the commercial building / Shell station; right in front of retaining wall) to Kuchai Lama MRT > trf @ TRX > Muzium Negara

I immediately hate this place, look at the "farm" animals, so panic and under hot sun. Now I hate kids too, why do people need to do this to entertain kids?
