The government really need to decentralize Klang Valley. Malaysia is huge and everything is only concentrated in Selangor which will create more congestion, de-progress of other states development.

Passing thru this project every single day. Every couple of days I can see DBKL enforcement team are doing some sort of inspections. Just worry the congestion and soon the mall will be another deserted mall.... I don't know, just guessing hahaha

u can visit vista genting, also by kerjaya prospek. the quality is very good. finishing from this video also looks similar to what they did for vista (i stayed there twice on airbnb)

This part of OKR - Jalan Puchong really congested.. a little bit front got Parklane apartment.. can't deny this area is easy access to PJ and Midvalley , KL , Puchong..you can get mad for staying here for relax lifestyle.

There are a lot of developments around this area. Its either this project will be successful or the other way round. I went to view the show units, personally i felt this is more like airbnb and investment like property. Not very suitable for homestay. Somemore OKR will be super congested when covid is over and 1199 units of neighbours leh, not easy! COnfirm jam like cow.

That theory is not entirely true. You look at Semenyih, low density but low rental too. Mont Kiara and Bangsar South, ultra high density but rental are high as well:)

I will never buy properties in Old Klang Road. Traffic on that bloody stretch of road until MidValley is a nightmare especially during rush hour. In total there are at least 8 to 10 condominiums along that stretch. Each condominium has the capacity of 800 to 1200 units. Assuming each unit has 2 cars, that equals to 20,000 cars. That's only for condos, if you include other vehicles that uses that stretch as well which numbers another (5,000 to 7,000) you have a total of 25,000 vehicles that uses that small stretch of road every single day. You spend hundreds of thousands of Ringgit only to get stuck in traffic for several hours every single day. Property agent might promote this and that but the fact remains that that entire stretch of road is overly populated with people and vehicles! So never ever believe what property agents tries to sell you but instead conduct of your research. After all, you are paying hundreds of thousands of Ringgit from your own pocket and it only makes sense if you were to conduct your research instead of listening to other people.

All the property developers are not making money now, why? Because nobody buying, especially at times right now, keep the money and don't get yourself in more debt.

Well, that's a bit too generic lah because I'm still buying. It depends on your research work and risk of appetite. Debt are also divided into good debt and bad debt. Even if you just keep the money, it's dropping in value as everything else including groceries and raw materials are increasing in price. It's okay to be prudent, but we need to learn how to manage risk.
