I think it is a good idea to have the auction inside because then you make the bidders more comfortable instead of them worrying about trying to get out of the sun and heat. I would even give them complimentary bottles of cold water. Plus you get the bidders closer to you and make them feel like they are at home.

Whats the point of starting the bidding well below the vendors reserve it just wastes everyone's time. This is one of the many reasons people dislike operators in the real estate industry. Luckily for most people you only have to do business with them very few times in your life. It your going to put your property up for auction, let market forces decide what the value is, the dog and pony show element to this is ridiculous. Also are people participating in these auctions realise they are being filmed and that their presence will be published, all well and good if you have been transparent about filming and you have everyone's consent.

There's a lot of things to give responses to, but here goes: I allow bidders to name their opening bid, so why they start well below the reserve price, that's up to them. I won't accept bids that are unreasonably low and will suggest a more reasonable bid or place a vendor bid to set a reasonable start. I generally don't take part in interactions with the buyers in the lead-up to auctions, so I can't comment on a lot of these business practices (although I have experienced it as a buyer and agree that you can spot these guys out very quickly). In terms of the dog and pony show, it's all part of the process and sometimes the sellers need to see the best that the market has to offer in order to accept fair market price. So ultimately the auction process helps both buyers and sellers to meet at their respective best prices relatively quickly. With regards to the filming, auctions are public proceedings, so there's no special permissions required to film.
