As a broker for over 25 years the truth is the average person better have at least a years worth of money saved up to become a real estate agent. Because even if your amazing at it you will be lucky to do 6 home sales in you first year. AND that only if you have a huge sphere of influence and family that willing to work with you. Monica please don't take offence to this...You did really well because of youtube and that sphere of influence of 1.4 million subs. Bit of advice for those looking to do this... influencer first and roll into real estate like Monica did... now that's a recipe for success.

I love how you have really found yourself Monica. I'm not an influencer or real estate agent but I love learning about the different jobs out there. Something I have learned about myself over the last 10 years working different corporate jobs is I get bored doing one thing. I want to constantly be learning and growing and if I'm not, that's when I leave for a new job.

Try operations! Great industry for people who can’t focus on one thing. Every industry needs operations expertise and you need to understand how different teams/departments function in order to making things happen for them. I’m the same way. I need jobs where I can grow and learn and do different things every day. Now I’m trying to make a jump from Operations to IT but I don’t have a strong technical background.

People looking into being a realtor take her information with a huge grain of salt (which she does also acknowledge). Houses have been selling so quickly the last few year that it has been really easy to make the sales. It often is not that way. A new realtor has to lay out a lot of money for advertising, time for showing people houses, and open houses, all which often will result in no sales. The typical commission on a house is now about 5%. That gets split with the other agent, then up to 50% goes to the brokerage and 50% of your cut goes to your mentor for about a year. Also averaging $1M dollar sales in many areas is not the norm. So in reality you might make a few sales your first year and end up with less than $10k. Normally the business works on experience and referrals and that will take a long time to build up.

Super informative Monica! Lately I’ve been really interested about real state as a possible investment and you’ve been incredibly helpful with these videos. Also, quite true that engagement can be better than the number of followers. I started posting my artwork on instagram a few years back for fun, and although I have few followers, that’s how I got my job as a character designer at Disney, and made new artist friends as well. Social media can seem like a numbers game, but it’s the impact and reach you have with others the one that make the most returns.

You are absolutely correct. I just celebrated my 1 year anniversary of having my license. That being said I have had zero transaction, but have had 6 clients in the year and still working with 3 of them. Real estate can be tough, you are all alone no one to really help you and you learn via trial and error. I created a youtube page earlier this month and am going to try youtube to generate leads. My first video (introductory video) got a whopping 6 views lol, my second content video comes out Monday afternoon. Hopefully it gets views and helps generate leads. You are right you have to get out of that comfort zone and put yourself out there. I know my first videos aren't going to be the greatest, but I know in time it will improve along with my comfort in front of the camera. At least I'm trying and not living in a world of "what ifs"

What Monica is saying regarding the realization of becoming a real estate influencer is what my art teacher always advised her students. Take 2 things you’re passionate about and combine it together as a career. For a long time I was passionate about art and helping people so I thought I’d become an art therapist OR director at a nonprofit that provides arts programming for children and families in need. So many permutations of art and helping people. I didn’t end up doing either for the long term but that advice stuck with me.

Timing is definitely part of it! Honestly I think any influencer out there is lucky no matter what. But, I have seen people who start now and grow extremely fast. It’s not impossible to do it still and there are pros and cons to having started so long ago. But yes, I think it was a bit easier then especially because my videos when I started out SUCKED in terms of quality but viewers back then weren’t expecting some perfectly polished video. Also now you have to compete with the big media companies like tonight show, vox, etc. they take up a lot of KZbin watch time with videos a single creator could never compete with.

I just failed the real estate exam.😭😭😓 I cannot begin to articulate the level of embarrassment and heartache I'm feeling. 😥 I'm confident that I will be a good realtor. I just need to get past this, move on and persevere .

I really appreciate this video. I’ve been working on making content since 2016 and it’s been super slow gaining any momentum. There has definitely been some really big highs from it too though, like meeting you and Shelby at one point, going to camera camp in Montana, but for how many years I’ve been working at it I have felt I have such a small amount of subscribers and followers, but your comment on needing more of the engaged followers and not just the numbers really boosted my spirit, you’re totally right on the nail with it. I think there are several ways to make money in Real Estate as an Agent, aside from the commissions you make from buying or sell in for client, you can also wholesaling, flipping, invest, or leasing apartments for clients. I think most agents get stuck on just buy or sell for the commissision check.

Your value to your real estate mentor was higher than it would have been had you not brought thousands of followers with you. You did an amazing job crushing the real estate course in 4 ish or so months. People go to university for 4 years and end of with huge student debt with no guarantee of a job in their field once they are done. Your parents must be so proud of your accomplishments. Well done!

More people are successful going to college than 99% of real estate agents. People that don’t go to school have to convince themselves that they are better off. And most students at big schools have zero debt and a lot more future prospects.Monica is a outliner and not the rule. The average agent makes 48k. And most don’t last past a couple years. The barrier to entry is minimal and easy test and you are in

I think the key is to do both. KZbin may not be around in 20-30 years, but real estate will likely be. Real estate agents do also often have a bit of a stigma as often someone has had a poor experience with an agent in their past. Maybe it is different in the USA

I have a book to study for the California real estate license. I also want to be a rental property manager. I'm not an influencer. But I am a DJ. I specialize in 1980's and 90's Flashback dance mixes. But I have a huge music collection. From the 1920's to Current music played today. You get paid the most money as a DJ doing weddings

Uh, being in RE has ALWAYS been a competition. I got licensed initially in 1985; my broker had a whiteboard up in the "bullpen"....showing every agent's commision sales. And every three months, if you didn't produce (enough)- make the broker money, those agents were released/cut. I'd say it's even more cut-throat today because of two things: Fewer qualified buyers and limited inventory in multiple price points.
