The only problem with having the 2/3 bedroom on a separate floor is when you have kids. My 3yr old will often wake up in the middle of the night and it's handy to be close by.

That's his job, he's not in charge of the prices. He's a real estate agent and so he's supposed to attract buyers and showcase the house aswell as inform people why the price is so high. Materials and location play a huge roll, that's why some one bedroom apartments in nyc cost more than mansions in other places edit: lmao I kinda sound like a Karen here, so I apologize but yeah just wanted you to know that that's out of his control

Why would it be downstairs? The bedrooms are all upstairs so it makes sense to have the laundry room upstairs. I live in California the majority our two story homes have laundry room upstairs.
