Inside 4 Homes in St Petersburg Florida UNDER the Median Sales Price While Housing Market Corrects!

A little bit after the fact but in my opinion, the first house is functionally obsolete and not worth rehabbing, the second actually looks pretty good and the third and forth are soulless big box flips with 99 cent tile and probably no improvements below the surface. What are those houses worth now? I'm considering St Pete but thinking of an old vintage mobile home in one of those funky trailer parks along 19 or over towards Bay Pines. I know they all need work but you can strip them to the studs, repair the framing, rewire and insulate them, install new windows and plywood floors for about $20K and be living in St Pete! These prices and the resultant property taxes make them a stretch. I'll be getting my blender and pink flamingos out! Come to think about it, there's not much difference in the square footage either. I'm not going to run comps on these 4 now, but house #1 sold for $332k on 5/10/23, house #2 sold for $294,500 on 4/18/23, house #3 sold for $373k on 5/8/23, and house #4 sold for $275k on 3/31/23.

Wow thank you for the video, it’s well done, I just can’t believe how property values there in Florida have changed, my sister used to live in St. Petersburg 15 years ago and these houses would’ve been 35% of what it is now, I can’t believe what you get. My other friend said they’re planning on moving out of Florida as their insurance and taxes have tripled in the last three years and they’re just tired of the nonstop influx of people, crazy weather, bugs, humidity and the politics. Just a personal thing but more than happy to stay in the north, I like the four seasons anyway ,but to each their own ,hope everyone’s happy!

Small and over priced starter homes. I feel bad for people who are stuck living in that area and have to suffer over paying for a house. I love st Pete but I would never pay that much for those tiny homes.

People need to look elsewhere for housing. My friend just bought a brand new home with some upgrades huge yard. 2 story beautiful! $348, 000!!!! South Carolina

Those south St. Pete neighborhoods are no-go zones after dark. Also, factor in taxes, insurance if you can get it before you buy. I would suggest people wait for the market do drop then think about buying.

If remember correctly, these were also $100k BELOW the median sales price for St. Pete when I filmed these.

My oldest son who is single and in his 20’s would be happy with any of these homes. People looking for homes aren’t always fussy and married. They just want something they can afford and simple.

Josh, None of these homes have Garages. See, What's going on is The Rehabbed Companies paid for these Old Homes, Maybe $50,000 up $100.000. They just putting a New Face on a Old Home. There are trying to Recoup there Money, That they have Invested. Because they know People would be Interested in these Houses. Josh you have shown New Homes Videos in Florida, Depending on what Area. $280,000 up to $325,000 for New Homes.. Why would you pay so much from $280,000-$380,000 For these Old Homes. RATES 1. Home (4). 2nd (3.) 3rd (2). 4 (1).

I have never shown new homes in that price range. St. Petersburg is one of the hottest and expensive areas in the Tampa Bay Area. Not sure if you’re familiar with the area, most of St. Petersburg and Pinellas County has been developed so the only way to have new construction in this area is to buy a tear down and build something new…then you’re talking big bucks. All of these properties are well below the median price for St. Petersburg.
