main reason for all these homes for sale is the cost of homeowners insurance is crazy high. Many people can afford the home but not the insurance and taxes. 5 years ago we were paying $1100 yearly for ins and now it is at $4500. Never filed a claim for anything. That does not include flood ins which we have at $600 yearly. Also...auto ins this year has gone up 33% for all ins companies in Fl. I'd love to sell our house and move out of state but can't convince the wife to do so.

Red flags everywhere on historicly high inventory, major tax increases coming and yes, unaffordable insurance premiums, My last year's insurance was $3900. and was JUST INCREASED TO OVER $12,000/yr. No claims, newer home and in a decent area. People were originally listing their homes for $300,000 ish are now TRYING to get $150,000! Panic selling has arrived, and if there is another record beaking hurricane year, people will loose everything.

It’s out of control because of too many northerners moving here, especially from New York. too many people are just obsessed with Florida. Nobody wants to visit and leave. There are 49 other states to choose but no everyone wants to come to Florida to help ruin it here. So these prices are for northerners that started over bidding on buying and renting. Not sure if you’re familiar with Florida real estate taxes, but they are capped at 3% or the Consumer Price Index (CPI) per year, whichever is less. Once it sells again, the taxes will then be assessed at the new amount. I’m this case, increase. The last sale was at $430k in 2019.

As an educated, former senior insurance company executive I can only say that it is IMPOSSIBLE to forecast whar will hapoen in the insurance industry in Florida in the future. It might be impossible to get ANY home insurance at ANY price in the near future. Insurers will fail, leave the market and simply write Florida off-- because there is no long term potential for profitability in Florida. Additionally, all insurance companies are dependent on Re-insurers "splitting the risk". These global corporations are abandoning any and all risks in Florida. My conclusion is that the future of insuance coverage for homes in Florida has not been written yet, but, don't be surprised by forthcoming cataclismic, never before seen scenarios!

I've looked at this one for a while now. At first, I really was enthused. I did think it was over priced. Even with the added outdoor kitchen the price increase doesn't warrant that. The pool area is the best part. After I kept looking, I noticed a few things in the Next Gen apt that were impractical. The smaller closet for 2 people. The Kitchenette facing the wrong way and has a very smallest sink. Looks like a bar. Upstairs, where the wine bar is, running water with sink and a drawer dishwasher is needed so you don't have carry all those wine glasses down to wash them. Or whatever you are serving up there. I often wonder how these practical things are overlooked. Clearly this is not a multigenerational home meant for a family with little kids. Enough said.

You need some sort of rule set. Be involved, run for the board, attend meetings - the owners can change the rules. Florida statutes are very strict on HOAs and board members. Educate yourselves. Or you can get an acre or 2 out in the sticks and put in a house. Be ready for septic system, well water and spotty internet. probably satellite .

@@joshbryanrealtor In this area has the Insurance issue been a problem, can moving further inland reduce insurance costs? Flooding or storm damage issue with insurance? My thoughts were Lutz, wesley chapel or Zephyr Hills

@@pacmarinemy clients haven’t had an issue getting insurance in the Parrish area nor the Lutz, WC, Zhills area unless it’s a home with an older roof, but most sellers know that will be a problem and either replace the roof or end up selling to a cash buyer. Let me know if I can help you find a home.

@@joshbryanrealtor History. (I don't go with that rhyme nonsense.) History repeats. Jefferson supposedly said, First by Inflation, then by deflation . . . We just printed 50% of the money ever printed in the History of mankind in the last 4 yrs. (They are planning on papering over this with digital currency, but first they need to hit us hard enough to make our eyes water and blindly accept that as the way forward.) Waking up dead broke will have that effect.
