New subscriber here! I love channels like this for entertainment. Video feedback: Add titles for rooms; music is great, but needs smoother transitions between different tracks (think like a DJ when stitching tracks); love drone shots opening "swing in and out" style preview! Home hits: great curb appeal with materials and colors; wood floors throughout; space and layout, kitchen and dining, staging and accent wall in large spaces. Lanai is inviting space. Missed opportunities: Too much grey with no distict personality in sleeping spaces. Garage floors need epoxy and electrical outlets for cars/ golf carts; unfinished ceiling on ground floor lanai is ugly. Accent walls in small spaces make it feel too small in rooms. No shower benches, slider doors for tiny closets, lack of high profile toilets on the entry floor, no screening on at least part of the lanai, no grilling/smoker set up. Landscape in back detracts from home aesthetical beauty. It looked unkept and weedy. Were there laundry ateas on multiple floors? If not, add more. Overall, price is location based, but it can be reduced more just to get those missed expectations at this price point remedied.

Nice Exterior color combination. For 2.8MIL there should be NO sliding (apartment like) closet doors in any bedroom. For the price the outdoor living space in the basement should have a ceiling with lighting without those features is it even usable space?? Seeing the unfinished boards from the lanai above is an eyesore. Surprising a house so nice would have a lawn in the back that looks like a jungle compared to the front lawn.

Mud room off garage with no where to hang your coat or backpack Closet floor in laundry room is Tile closet on side flooring is Wood Not having a Grilling Station in the Lanai is a huge missed opportunity I don’t need a four burner stove in the Lanai I’m more inclined to grill in my outdoor space For the asking price, the lanai should be completely screened in especially given the fact that the property backs to Woods, at night when lights are on every insect/bug in the woods will be uninvited guest to your event Additionally I would have installed Infrared Heaters in ceiling to truly make the outdoor space usable year round For the price both garage floors should have Epoxy floors If allowed by HOA, driveway should have Pavers in lieu of Concrete when lawn is fertilized any fertilizer that gets on the Concrete will create Rust spots = Eyesore for entrance In Theatre room having all of you electronics in a room with a huge water pipe is an accident waiting to happen Again for the price in GA, these are options/things the builder should have considered in order to justify the asking price I’m looking to relocate to the area from the Pentagon and the aforementioned recommendations is what I would expect to be included for that asking price Respectfully IMHO

@@jameswashington4117 It’s a very large and well built home. But more importantly it’s all about location. This sits in Governors Towne Club which substantially increases the value and desirability.

2.8 million is way overpriced to live in Honky Tonk Town.

@@Proton-dz2xr You have to factor in the location, gated community with an 18 hole golf course, tons of amenities, just down the street from the lake. I’d enjoy that more than being in downtown Atlanta! 😅
