This really is not a mansion. It's just a good sized house and nothing more. It's also horrendously overpriced for what it is and there are a lot of cheaper products used throughout aswell. The quality of the bathrooms shocked me the most. They really are not great.

Some of the finishing of that house was horrific. Gaps between the floor and the skirting boards. Cheap bathrooms, cheap tops tiles. Random wires left in the middle of the room and did you see inside the shower, just filler all over the walls 😅😅😅 2.7 million and it was fitted like a 300k new build.

I would expect top end kitchen ( bulthaup) and for that price tbh, no storage whatsoever in a kitchen, butlers pantry?It has been built with cheaper materials, no Internorm windows, no curtains or black out blinds..a bit disappointing really.

Although its a nice home i feel you are paying for the area more than the home itself i would price this property at around the £1.3 - 1.5 million bracket and in any other area except nearer to the capital , i have seen far better styled homes with better dimension and architecture on your channel and others for £2.7 million.......

Most of these properties on this road are built on land which has had a house built on it previously. Think there are restrictions on the outline of the new property because of this.

100%. Formbys a nice area but this house is overpriced by about £1.5 and frankly, a safe and boring design. The kitchens a design mess. Seen much nicer homes for the money on this channel

I grew up in this area and know the property market there very well. This is a 1.5m house. Not sure how they got to 2.7m other than hoping some footballer would buy it when they signed for Liverpool or Everton.

I absolutely love this! It's not huge like a mansion, but I think it would be easy to maintain. It's all immaculate and clean. There are possibilities for how you could use the rooms, eg. having an office in that room at the front, or a playroom, and you could just shut the door at night or when you had visitors, they wouldn't have to see anything! The location is fab. I don't think the garden is massive, but with the beach so close, who cares?!

I'm an American and have been to the UK several times. This house looks like something you picked up out of an American suburb, airlifted over to the UK, and swapped in some Euro-style finishes. It's really messing with my mind. Especially with the wall-to-wall carpeting, which I have never seen in Europe (and really do not like).

It's not Liverpool! It's Mersey side! which consists 6 districts, Halton, Knowsley, Liverpool which incudes the city, Sefton which you will find Formby and this property, St Helens and Wirral district 's, while they are on each others door step so to speak, they are all separate Mersey side Districts not the district of Liverpool. The post code is the choice on the postal service for ease of management and has nothing to do with actual geographical location in regards to town, district and county boarders, when using a post code of place's that straddle two county's be careful which side of the county line you tag the property. love your content, your usually informative style is great. my favourite homes channel.

They are all part of the Liverpool City Region and are marketed as such, so still accurate as they fall under the Liverpool metro area and all share a metro mayor. I understand your point though in ensuring each district retains some of its individuality. To further drive home the point, the Kirkby protest was reported as happening in Liverpool, same as the shooting death of that young woman in Wallasey, same as that gang-ridden housing estate in Huyton. Even Meghan Markle spoke about "a woman in Liverpool" admonishing her for treating her father badly while on a walkabout even though their visit was to Birkenhead. Liverpool readily gets the tag when the news is grim so why shouldn't it also get the benefit when the conversation is savoury, you know, take the good with the bad?

This house was built on the cheap by a builder called Phil in Formby. Total replica of the plastic houses on argeomols road in Formby. The house cost less than 650 to build . The rendering hasn’t even been sealed. There is no garden . The bathrooms are cheap . Kitchen second best. This house could have been something special but the owner doesn’t live here and sold the original beautiful architectural plans replacing it with this. Would you pay 2.7 million for a property that cost less than 650? The road is exclusive however the two properties built bring real shame to its residents. Wait within 18 months property is minus 20% this is most certainly not a 2 million pound house.

Exactly. The fit and finishing for a house this price are horrific. Look on right move at houses for the same price in cheshire and greater Manchester and they blow this house out of the water. Altringham is the same distance from liverpool city centre as Formby. I’d rather live there.

Victoria Road, Formby Formby is officially part of Liverpool but is not joined to the city geographically and there’s another village after Formby before you get to Liverpool. 30 minute train ride from Formby to Liverpool Central (my former commute!)

That's an absolute rip-off, it's not remotely worth it's £2.7 million price tag. You're buying where it is, not what it is. It's nowhere near mansion size. It's small with only 5 bedrooms, 2 of which are pretty small, The plot of land it's on is tiny, with rubbish small gardens, and it's literally right next to other houses and closely overlooked from nearly every angle, so absolutely no seclusion, privacy or quiet. You could get so much bigger, better and more private in a different location for so much cheaper.
