The first thing that comes to mind with this house is what is wrong with Valley view estate? This is a stunning house and if it was in Waterfall ,the price would be much higher. There are other houses here also stunning also less than 4 mill. So why ?? Is the land dodgy ? Is the land subject to flooding??

Fair questions, Richard. Right off the bat, we’re talking location here. It’s KOSMOSDAL, not prime Waterfall or Steyn City locations. Some of the Midstream estates are trying to become “the next Waterfall”, but can’t reach those prices due to some of their locations. Nevertheless, I’ll double-check with my colleague as to why the prices are where they are, and see whether there are any other (surprising) explanations🤔

@@LuxuryHomesJohannesburg One of the problems with Midstream and Steyn properties - is their pet polcy of forbidding cats! I understand the Kosmodal point as Bliue Valley Golf Estate also has good value I suspect that the land is based on Bushveld sandstone

I know! I’ve heard many ppl complain about. Not everyone’s a dog person. I must be honest, your knowledge wrt specifics of that land is much better than mine.

@@LuxuryHomesJohannesburg I stress I do not know that it is a land problem but when I buy I think there is better value over in Featherbrooke estate in Krugersdorp and there are some stunning properties and some value for money ones too ! The refusal to allow cats to me is short sighted as cats will roam YES but they tend to keep the rodent population down in an area so always buy in a cats allowed estate and less likely to have rodent problem!

Another thing that stands out - perhaps they should have spend more time to developing the area more properly ie proximity of good schools, amenities etc in that area are somewhat limited🤔 And yes - Featherbrooke Estate offers quite the value as well. Wanna give an insight.. If the house as solar system, you should try to know how many KW is the solar panel then the battery storage with the issues of load shedding.. I am sorry could not finish this viewing. I am 5 minutes into the viewing still don't know half of the things you have shown. The presenter is talking about wine cellars but the camera is showing the present. She is being asked where is Valley View and she says " It is opposite to Blue Valley Golf Estate". What kind of show is this? She should have directed us to where to find valley view and told us about amenities that are around the estate... Not impressed and time-wasting.
