You forgot to mention that the flood was because Conroe didn’t do any pre-hurricane releases and waited until 2:30 a.m. to open their gates north of us. Since then, they are required to do releases during storm seasons. Also the City of Houston is now constantly dredging. A giant new retention pond is near completion too. Flood mitigation projects are lined up to be done.

Only good high school in kingwood is khs. Only good middle schhol is riverwood which is excellent. The other two middle school are low rated. Willowcreek elementary and deerbrook elementary are the good elem schools and also greentree is great elementary.

Fyi dont plan on growing anything in the ground here. Nothing but clay. Also not if but when ur house will have foundation problems. Its pretty common here no big deal if u find a home with patched up brick cracks and pier supports

Taxes are what may keep me from moving there. Love the area but can’t justify that much in property tax. I’m spoiled in Vegas with our 0.6 rate. Seems like renting may be a better option than buying considering taxes, high mortgage rate, and high insurance. Not to mention normal home maintenance.
