You Won't Believe What We Turned This Fixer Upper Into!
This is definitely one of the older homes in Las Vegas. I give my ideas for what I envision the house remodel to look like, then we come back and see what happened!
The biggest change with this house flip is the openness. After the project is completed, I walk you through the house once again and tell you how I envision the buyer decorating it.
After walking you through the before and afters, we break down the numbers on this deal, and exactly how we got it. I share a house rehab tip about the relationship time and money have when it comes to paying for rehab.

When you've sold you should post an update with the final sales price in the description. Also, you should have your PM send you a breakout of the construction costs for the project. You could include it in the description of the video as well!

I would have done the stucco finish coat all the way to the eaves. You can see the scars where the wood siding was removed.

Good info overall, but dude I notice most of you guys never acknowledge the importance of an Home Inspection or Structural Engineer checking the foundation before purchasing or even putting in an offer for that matter, of course, you know that structural repairs are the most expensive repairs, I don't even think about flipping w/o those 1st, and the chipped paint looked a lot like lead paint, in some states you have to acknowledge it and not just put stucco over it. Not hating, I like what you're doing and only offering my 2 cents to help you succeed. rock on !!! ...........The Home Inspector from Ga.

Once I start flipping inspections will be one of the first things I do before investing into a property. My dad has been doing Real Estate here in California for 30 years and whether he’s selling or buying inspections are something he looks at first. A family friend who he just sold her house for her had almost 25k in termite repairs, dry rot, etc. We ended up doing the repairs for her which saved her a ton of money. Super important to consider inspection repairs/costs. Maybe the inspections turned out good on this house and he just didnt mention it? Good point though bro.

Hey! I’m learning. I’m about to move from Hawaii to Dallas and I’m looking to do flips. So once I find a home I’m interested in, I hire an inspector to tell me what’s wrong? Then hire a contractor to estimate the repairs?
