The loft for sure gives me an airbnb vibe. you could even put up privacy curtains that can be pulled back for light during the day. Also i think more people would be okay with no door on a vacation home bedroom opposed to a permanent residence.

Remodel those spiral stairs to straight stairs touching the wood wall, that makes the A window room bigger. And for the loft bedroom you could have a half wall with half fixed glass sound proof UPVC. Makes a bedroom , keeps the light coming in and increases the value.

to turn that space into a bedroom use the electric frosted glass pannels, That is if the value added offsets the vost of the glass pannels. And you will get the light and privacy.

Yes, this would be a great investment. Move the stairs from living room and swap with dining room. Because bedrooms add value, the loft needs to be designed as bedroom. Kitchen cabins need to be raised to appropriate level. Can any sky lights be added?

Great investment. Lots of space inside, kitchen cabinets and green counter tops are great combos, saves you money. The stairs may take up more room to go straight and the back yard is perfect for a playground for children, swings, sliding boards, also little horsey rides for tiny tots to play on. Completely fenced in unless you want a wooden fence instead. 👍

I love it. It needs a new deck. I would make the dining room the rec room and the living room the formal Living room or maybe even the dining room. I like the way the kitchen is set up except for the Counter tops. There is enough seating around the nook. The fencing is awesome and the Pool is neat not to big, but big enough to cool off in. Up stairs if you wanted more privacy you could put up a glass block wall or something like that that lets light in and more privacy. Overall I love it.

The upstairs bathroom did you see the handle on the door it's a keypad lock. I think the furnace is against code, since it's in the garage and it definitely wasn't sealed off. Your yard is definitely better than the people in front of the house.

I would keep it and upgrade the bathrroms, kitchen, and floors that actually need upgrading. It appears some of the flooring was excellent already. The outside needs some paint, not too much, and some landscape cleanup as well. Some of the wood on the outside and railings may need a little work too. The property is unique, and the huge windows and upstairs loft are a huge bonus. I think if you handled it right, that property could fetch in the mid to high 400s.

Yes on a glass wall to close off the upstairs room. All that wood in the living room is overpowering, and the floors don't work against the pine walls and ceiling. I'd be tempted to try a whitewash stain on the walls or something.

You could totally market that loft as a bedroom. Put in metal and glass wall around the railing. This is a great space to work with. And setting up furniture in a weird room is t hard. Get away from crappy wall-to-wall carpeting, and go with hardwood or LVP ( not grey though). Put an large area rug in the centre, and put in your conversational furniture grouping on the carpet. Easy. This house is great, though please get some better design advice on paint colours and kitchen cabinetry. So far, your places are looking like low end flips, which they don’t have to be. Your colour choices are getting really dated (grey is so done) but your workmanship is really good! Just need to get some better colours and finishes to elevate your flips.

Any house can be tweaked to make it more comfortable for people living there. If you need an architect to safely reconfigure the stairs. I think the pool is too small. I would take it out and put a bigger one in. Overall I like the house and would invest
@4hutchison
@4hutchison 2 жыл бұрын
The house has a large lot; it's private in the front when the leaves grow; the backyard is huge ... could feature large veg/fruit garden, chickens, guest house, fire pit. The main LR wasn't likely designed for TV and couch ... that would be at ground level with fireplace, which should be highlighted. The massive window view is the overall feature of that room which is equally shared by master bedroom ... keep it open. The lg staircase allows for furniture to move up and down. I would paint the ceilings and other non wood surfaces white .. if tile is to be changed, stick with light, mostly solid seeing as the dominant wood everywhere offers an abundance of decorative interest.. people will have their knick knacks and wall hangings to add eventually. If countertop color is to be changed, again, a light color to blend with the wood. That strange room in the basement may have been conceived as a wine cellar but was likely used as storage room. The interior of M.B. closet upstairs is outdated. Overall, I would use minimalist, frosted hanging chandeliers for the reason that the wood is already 'loud' enough. Slight cosmetic touch ups on the wood could help in places like areas on the railing of the swerving staircase. The color of the back deck looks worn .. maybe a cleaning of the wood would brighten it up.

The room you called a dining room would be my living room. The room with the stairway from the loft room would be my dining room. Takes away the furniture problem with the stairway room. You said you didn't know how someone was getting in to sleep. The doggie door on the pool side is large enough for a small adult to get in.

Love all the wood in A-frames. The concrete block base exterior needs paint to protect it from moisture, and those deck supports look a bit undersized for the size and height of the deck. The 80’s wants its green countertop back! I’d square the cabinet layout and put the kitchen island, as you were saying, for better functionality. Can you raise the ceiling in the kitchen at all? It seems a bit low. I’d also reconfigure the stairs for the loft to the end of the room and up the wall to maximize the great room space.

happy new year you guys :D I kinda like the house.. it's a somewhat weird layout, but maybe there's a possibility to turn that room in the basement into a bedroom if you remove the built-in from the family room and maybe extend it a little bit into the weird nook for the closet? not sure if there's space for it?! or else it could be a storage area and house the washer and dryer.. definitely remodel the bathrooms.. I like the loft bedroom with ensuite and closet right next to it.. but the kitchen area is absolutely horrid :O I'd invest in it and flip the whole thing, not just parts of it.. I really would love to see the shed/barn.. maybe it could be a nice BDU? a little tiny house/guest house or space for an older kid with it's own bath and pantry kitchen? really curious about the space :)

I'd either remove that weird angled kitchen bar and just have it L shaped along the wall or make it a 90 degree angle and add a storage option under the bar also, don't really like the wasted space of the downstairs/basement living area unless you have kids and use it as a game room. otherwise, don't really see another purpose.. maybe your teenagers bedroom?

I would do just enough to make it financeable with a conventional mortgage. Take your profit and run. Surprised there is no drywall on the ceiling of the garage. That would be your fire stop with living space above. Also, is that pool above ground with a deck all around it? All that decking at the pool and around the house would be a HUGE pain to keep maintained.

Ok. I kinda like it. Even first shots. Havent finished the video yet...so you may address a few things I see. I would say NOT built by professionals. How old is it? If over 20 years old I would take a chance on it. It really looks unfinished. I see lack of any soft surfaces. Allergies? or just no money to finish? or was it used to make drugs? either a grow house or a meth lab? I would have that checked out thoroughly. Kinda strange siting way up like a look out and the white board room....to track ?????? The 1st bath upstairs really needs natural light...what were they hiding from? I guess nice pool...havent seen it yet. Also as far as the shed...why locked without you getting the key? The house guest or look out for what? Probably previous owners. Just as a precaution,,,have the sellers open the shed, or ..maybe the bomb squad. too many question marks... I think the outside would look great with some light colored paint on everything downstairs. Just watched the kitchen segment. Personally I like the angled bat...a lot. Plenty of seating for the football team or swim team. The shape would be EXCELLENT if a person was in a wheelchair....I didnt see a lift or elevator. I do like the split logs.

I love the kitchen. But that is just me. I don't like islands. I don't like range cook tops, or the oven setup they use. They can be hard to replace after they brake down, been there went threw that more then once. Every few years they change the size of the they need for the cutouts the oven or range top have to sit in. This force's the owner to redo the entire counter coasting more money then they want to spend to replace it. Had someone who had real expense custom counter tops, they had put in their home. Just a little over a year latter the oven broke down, and they could not find one that fit the frame work it sit in. To replace it, they would of had to spend a lot of money to redo their entire counter tops just for a new oven. It took me months to find one from Japan that would fit with just a few changes and a custom transformer for different power wattage it need it. They were very adamant about their counters and cabinets and did not want to me to cut on them or change their size in any way. It was not the money so much as their attachment to the design of the counters they had. The owners are both Lawyers, with deep pockets. I had done a lot of work for them threw the years and knew it was not about the money. I once built a full size barn with central air in it. It is just as big their House. They use it just for a dog kennel for their four dogs.

(1.) Looks like there was flooding in the basement and they tore out the flooring and the walls half way up where they were wet. Will if flood again? (2.) Don't like that wood / log cabin material at all. Makes it even darker. Also are those log cabin like walls and ceiling insulated at all? Can't really put pot lights on those wood ceilings which makes it even darker. If it was my primary residence I would sheetrock the wood ceiling. (3.) Terrible layout. Owner will be running up and down stairs all day. If it was my primary residence I would take out the spiral staircase and maybe put the staircase parallel with the existing staircase to the basement? Or some other solution.

Ok cool house! But too much wood for me. I would paint all the wood except for the ceilings. And I would paint them my favorite color White Chocolate. It is a true cream color. Love it! If you redo the kitchen, please take the cabinets all the way up to the ceiling mark. And I would extend that counter on the right-hand side as you walk in from the living room a few more feet. Good luck! Cheers!
