So a plot of land is 100m naira and a complete house is sold for 120m. It doesn’t make sense especially with that narrow with road with no sidewalks and bushes with open gutter. The play ground is nothing to reckon with.It’s just way overpriced... a better developer that’s has traveled far and wide even to South Africa need to come bring competition to these guys and show them how to plan an estate.

You are absolutely right on that point.i recently discovered a channel called SABC 3 top billing,it is from South Africa.my sister my jaw dropped when I saw the quality of the houses and estates over there.they are the finest on the continent.please go to the channel and see for yourself.if our Nigerian house builders can travel more and see for themselves they would in turn build the same quality homes and estates in Nigeria too.

enugu is more developed than this. the estate market doesn't just thrive there, because a lot of people will rather build their houses in normal residential areas. i've seen residential streets in enugu way better and more planned than lagos streets.

the high prices are due to the low demand to live in estates. In enugu you have more of residential streets than estates. enugu hasn't really fully dived into the estate business and those that have charge high prices due to low demand. most people in enugu will rather build their own houses and buy land in normal residential areas

When WTC becomes fully developed, the prices will go up like the zoo and liberty estate. 80million for a plot is really much. The environments are clean, quiet and beautiful. That park is .... 🤦♀️🤦♀️🤦♀️. Sunrise estate price is reasonable but it's not as beautiful as others. I prefer cooked corn. Golf estate is also reasonable

I am not from that part of the country, but I am really impressed with the development and your video. Thanks to all those that are making it happen in Enugu positively. This has added much value to our country. If I may suggest as a way of helping the less privilege in the society and keeping the economy growing, more effort needs to go into maintenance especially the roads and parks. It will help if they create companies and employment for people to maintain the roads. People living there can afford to pay them. The roads don't need to become very bad before something is done. Good job!

It's obvious Sullivan Chime did so well as Governor of Enugu state particularly for the Coal City. Your reportage is always very good. However, the roads in the estates are narrow. The plants in the gardens and parks are not pruned, doing so will enhance the aesthetics of the environment. Yet, having hotels in residential estates is usually not ideal for obvious reasons. Well done.

The estates are beautiful and when you said 120milllion I just remembered the vlog I also did on my channel on the most expensive estate in Imo state girl a house there sells for over 180million 😩🤭 thé estate is meant for the 1% of the 1%. We keep pushing and just like you I love my corn roasted and I’m a pear and roasted corn girl any day anytime 😂 going out this days getting some corn and pear to take home is a requirement 💃💃💪

Why are they naming regular living area estates,making expensive for normal people. Most of these areas dont look nothing like an estate. Their parks are horrible. The beauty of all these estates are downgraded by this stupid obsession with individual block fences. No innovation and aesthetics by the architects and planners. Estates should have one big fence and not individual ones. Also, open drainage makes them look subpar. They need to fix that. I would rather build my own house with bricks than buy any of these. Individual block fences.are a cultural.thing here...i may say. People are adopting individualism around here...hence the tall fences to keep prying eyes away However, some developing estates are adopting your idea, but lets see how that goes when people move in to the house.

Low fences is why houses abroad look beautiful. I wish we could adopt that method. Like Vera said it's a cultural thing..Seeing different house plans and colors and high walls,open gutters,no side walk isnt relaxing. Looks like a regular street

@@Chiefvera My grandparents house in the village had no fence, same with others in the community and most communities in Nigeria. When did fencing around a single building become a "cultural thing"? The buildings look great but they are obviously overpriced with no sidewalks or play grounds. Some fences appear ugly.

I don't think you should look at the estate market when looking at housing in enugu. Because the estate market doesn't thrive in enugu. most people live in normal residential areas, and most of those areas look like planned estates, but they aren't. i feel like if you want to look at housing in enugu state, your evaluation should not be based on estates, but rather on residential areas, or areas majorly occupied with houses.

The house you said goes for 1.5 million naira for rent. Do you mean rening the entire house for 1.5 million or just a flat inside the house? I was thinking about renting a flat in Magodo estate in lagos but since Enugu airport is now open, I'm looking to rent 3 bedroom flat in a nice secure estate in Enugu instead of Lagos. Security is my major concern, and maximum budget is 2 million per year. I don't know Enugu well and haven't been there for the past 12 years. Any suggestions?
