The house never costed 500 million dollars. That number was a symbol, a concept, a fantasy, not a fact. I've read the debt is about $165 million and that's an important number - it is real. And forget the 295 million price, it is way too much (but it is also a real thing, a highly optimistic goal for the auction, not just a fantasy - they are aiming about 3000 dollars/square foot). HOWEVER, I'd say that above 200 million dollars that ratio doesn't make sense. I think 170-190 million will be a good number for the auction. People will get their money back. The rest is history.

Let this disaster be a warning to other developers. As proven here..... you can over build. Aside from over building, unforseen delays can push completion past the expiration date of the homes architecture. Over the past couple years we've moved beyond ultra modern architecture in the high end market. The developer failed to see the end of this trend when commissioned this design and started construction over seven years ago. This property will likely see a series of owners and tanking in value before being left vacant. Turning this monstrosity into an apartment or condo may prevent the building from being demolished to make way for ten new homes in twenty to thirty years. Worse yet, it could become an Amazon warehouse given it's excellent location for drone delivery.
