Fantastic interview! Niles' story could make a compelling movie. His drive, his success, his hubris, his failure, his craziness. It's a dramatic story, and his character's ambition and flaw is something an audience could empathize with. I wish I were a script writer - but I'm not, so I'll have to hope and wait for movie.

This shows how crazy life in LA can be. Can get. I live in LA too. I see some crazy things. It’s when people allow their egos to get so big that they begin to think they are invulnerable. Yet they are vulnerable. Then things have to happen to them to put them back down to earth. It’s good she survived all of that madness. Life’s lessons. She moved onward which is good. Have to.

What a cool and interesting interview. I really enjoyed this. Talk about a wild ride filled with ups and downs. A true emotional roller coaster-and to think-the conclusion of this was in early 2020-which I believe is right around when the pandemic started. Great job with the questions, and I really appreciate how candid and open she was with her answers.

Nile was a great developer. It's a shame he's unable to continue doing it. If I were him, I'd try to start over again but do it on a smaller scale this time. If he could build like mini versions of the kind of homes he was building, that are more like 3,000-5,000 sq ft instead of 20-100,000 sq ft, he would probably have a lot of success selling them, and it could add up to more profits in the long run than selling 1-2 mega mansions. His problem seems to be that his projects were simply too big which limited his customer base too much. Sell a bunch of smaller homes to a bigger customer base instead.

Great interview with someone who was so close to the action as it was happening, Madison seems like a thoroughly decent woman who just got swept up in a crazy time. Unfortunately for Nile The One was a project to feed is ego more than anything else, but it was way beyond his limit as a real estate developer. I've watched several of the videos about this guy and his property, and in all of them I also get the same feeling; like whoever was asking him to build these insane homes was scamming him and intentionally causing his downfall. Like they wanted him to build these crazy homes that most people could never afford so that he would have to sell them for much less than their worth. But like, it's a group scam. To get these properties built, to drain his bank account, then to drive him into his downfall. And about the tunnels, I know there a neighborhood in trophy club, a small town in Texas, that the streets literally feel hallow because of the tunnels underneath a specific neighborhood. And it does feel very weird driving on the streets. So, I believe it's highly likely that there are tunnels underground linking all these homes that are in the p Diddy freak club. Because, from that I've read, you can't have the plain people attending the party mixing with the enslaved women and kids that are being exploited. Those people might call the cops and report crimes. So, tunnels are the most used way of secretly moving people. Historically.

Super interesting conclusion to the Nile Niami saga. They should make a movie about this! I'm glad you landed this lucky interview, Scott, I hope it brings you some expanded viewership. Sounds like this is a classic Hollywood drug story. Have you ever heard of a drug abuse story that ended well? Me neither. Women see the danger in risk but high testosterone men see the opportunity in risk. He bet it all and lost. How much did drugs initially play into the bad decision to amp up his game into buying The One property? I'll bet he was swept off his feet when he heard the land was for sale and was deep into it before taking pause to ask if this really going to work?

Nice scoop. Yeah you want to keep it realistic, not get too leveraged. You need a good sense of viability, not just maximize posturing. In retrospect, maybe the one should have been developed virtually and sold before being built. With the right design it should definitely be possible to sell that lot. The One ended up being sort of like a conference center/airport :) and 500million is 10million a year just in property taxes. After taxes.

@@Sam-fp8zm It’s been a while so I don’t recall the exact numbers but I believe total cost was in the neighborhood of $200 million. It sold at auction for $141 million including auction fees, so even if he had $20-$30 million of his own cash in the deal, a lot of money was lost.

Lesson is don't build houses that people can't afford. He was doing great when he built houses that were reasonable size and reasonable price for people looking to buy luxurious houses. But once you coss that 50-60million price tag there are not a lot of people in the world who can buy that. The people who can afford already have lots of houses so its very difficult situation. Also don't take too much debt.

That’s an interesting story with an unexpected ending that was surrounded in ambiguity. Madison seems like she really contributed what she could along this journey with Niles. Sad the he couldn’t handle that burden of pressure that comes with over leveraging oneself to that extent. While intentions were good the reasoning seems flawed. That business model is exceptionally limited to less the 1%. Needless to say, relying on dopey Arab inheritance kids as the core of your buying power for the properties is mindless. So how did Madison’s friend actually die?
