I love your commentary and honesty about what you think! There were things I loved and didn't love. The whole house had areas that didn't seem well thought out. Things I didn't love... Glass on the stairs seems like a disaster waiting to happen. Didn't like the flooring up the walls in the bathroom. Two staircases together are just a waste of space. The dining room could have been bigger if you only had one staircase and there was all this wasted space in that whole area. Fireplace in the living room should have been on the wall facing the kitchen along with the tv. The stairs by the garage needs to be wider so you take furniture up the stairs instead of trying to move it up stairs with glass on the sides. Things I loved... I did love the primary bedroom and that tub was huge! I liked there was no carpet in the house. Loved the kitchen... I loved the basement minus the X's all over. I just think for the money that they could have thought it out a little better. Thanks for doing a tour.

Honestly I agree with you with EVERYTHING you pointed out. Only difference is I hate this house. Two staircases that look like inside a court house or other municipal building, is a deal breaker. Just not at all interested in this design. I can only honestly ask...What were they thinking? Also formal dining room looks like an engineering board room.

A third staircase in the foyer might be a better use of space than that throw away dining room right next to it. It would confirm the faux grandeur of the entire house for anyone who didn't chuckle immediately upon entering. Tell the grounds keeper to be careful with the leaf blower outside. Wouldn't want a chunk of the facade to fly off and hurt someone.

@@PaulWolfert Not capped. We have the Headley Amendment that allows most communities to levy 5% or rate of inflation every year. $1.2 million for OSB floor joists indicates cheap to me. The front entrance is cheap looking also.

Couple of things, seems like a narrow staircase going down stairs...how do you get large items down there without scuffing the walls? Also many years ago my husband and I bought a toll brothers home, our master bathroom was over the garage ... absolutely freezing cold floor. Hated it in the winter. Bathroom should be warm . Love the idea of the double stair case. Going back to basement, it would definitely be beneficial to have some kind of dumbwaiter.

The traffic noise would drive me crazy. I’m surprised the builder spent so much on the driveway and exterior area. I wonder if that is part of the $2.7? I’d much rather have a better built house on a smaller lot in Birmimgham where you can walk to everything and it’s quieter. Of course that same house in Birmimgham would be over $4million.

It's no secret that I love Birmingham so I'm with you on that. Builders usually toss their most over the top model homes right in front of the sub in the least desirable spot. Driveway was definitely part of that 2.7. Weirdest thing to me is that Toll Brothers won't do a lot of the upgrades you see in the house.

The patios and interior are very nice! The exteriors look like any other average priced, mass-built neighborhood that cost 1/4-1/3 the price. And the lots seems on the smaller side, but location, location, location. Not impressed by the exterior of the home itself. However the interior is impressive. However, it does not scream 2.7 million dollars! As it sits, I would've guessed 1.1-1.3 honestly.

I'd rather get something on a lake like Lake Brighton or Lake Angelus for that price or 1/2 that price. My biggest issue is the neighborhood. No trees, sight lines to houses directly nearby. I'd rather have trees and a lake behind my house if I'm paying over $2M. I just picture being in that cool patio and having drivers coming by or neighbors ogling me. The actual house is huge and loaded, no doubt, but it feels like an office building in a business area. Not very warm or secluded. The outdoor patio is like a public lounge area. You'd think in Northville they would space the houses out and leave some trees on the lots. It looks like a subdivision in Sterling Heights or Rochester.

Front door too small and unimpressive Covered back patio looks like an afterthought, not connected to house! Front patio an overkill ! Front entrance looks like a commercial building 2 staircases too much and too narrow for space! Would expect more inside , outside and neighborhood for 2.7 mil!! 1-1.5 million max!

I purchased a house in an adjacent subdivision near Maybury park. It's a great location with gated communities and large houses. But 2.7 is too high. This should sell for 2M. There are 7000+ SQ feet large houses in the adjacent Tuscany subdivision which are sold under 2M. So make your choice.

People spend money on all the wrong things. Every home I’ve ever built and/or owned I was concerned about the Windows/Doors and the roofing. EVERYTHING else is cosmetic. Windows/doors/roofing are your most protective things for every home and yet builders continually skimp on them. Likely because they’re costly.

I truly believe this is a 2.5M when it's not in a construction zone. I would say 1.8M as is but I'm only in the backyard and haven't made it inside yet. But if there is an HOA I don't know how I feel about a million dollar home with an HOA.

I don't agree. The backyard might be more desirable most of the time but that would depend on climate and weather; and desire to get to know neighbors. On a hot Midwest morning it might be pleasant to enjoy my coffee on the shaded side of the house. To start or end the day outdoors but not in a blazing sun. The small but usable front porch was one of the things I immediately liked about the house.

Yeah - I mention that while I'm down there. If you opt to finish your basement with Toll Brothers, they make it all one uniform height starting from the lowest point. Cheaper to do it that way.

That front door is so not impressive. For that big of a house should have had a large pivot door or double door. No double stair case, TV on wrong wall, kitchen has a terrible layout, no work triangle, powder room has the floor on the walls instead of a focus wall, bathroom tile on 2nd floor is too busy looking. Walk-in closet, ceilings are good. Toll Bros homes have a lot of wasted space filled with nonsense use.

like the look of metel but maybe to noisy. would have wanted a lg front porch. I like hanging out in front of my house. TV should never be above the fire place. you should never have to look up to see it, you should be able to look straight again when sitting on the sofa to watch it. Every desighter will tell you that. hate the floor on the walls. also I'd want real hardwood floors throughout. I think all the bedrooms should have their own bathroom. I have friends that actually had the builder build a 10 foot basement. First time I'd ever been in a home like that. But they did if to have high ceilings in the basement when they finished it. for that price, it should be brick all the way around the house.

No is the short answer to that house being worth it. You can build/buy a much nicer home in Oakland county for less than 2.7 million. The basement was impressive at first until you showed all the unfinished space that was to oddly shaped to be used for anything good. The finished space in the basement felt like an oversized bar with little ability to mold it into anything useful or fun. The main suit was huge, but huge isn’t always better. The lack of a full scullery or butlers pantry was disappointing. I have many other issues with this model and it’s the same one they sell in central Orlando and other areas. It’s not impressive. Rather go with a local custom builder on minimum of 5 acres or a better city like Birmingham if I’m dropping 2.7MM. THANKS FOR THE VIDOE! I enjoyed it.

All of these houses cost 10 silver dollars. Read the Deed. There is a purchase and sale agreement which is the contract by which two parties agreed to the purchase/sale of a piece of land or property and also the Deed (usually a warranty deed) which is the actual sale document. The purchase and sale agreement outlines the agreement between the buyer and seller but it does not have the authority to transfer ownership of the property that is where the deed comes into play...I wish I could teach you this but you will learn the fraud soon enough & you will be angry. 💚💚💚💚
