When some HOA fees are close to cheaper mortgages yep. I think they're the worst idea ever. May as well rent instead. I sure don't want a Karen overlord I have to pay to not be able to do what I want with my property.

Had a battle with a claim but finally won over 10 years ago. I more than made up for that over the years. Could buy a Lamborghini with all the insurance I paid or a real nice house on acreage south of this cold and snow.

The cost of living in all aspects is burying Americans. Med ins, dental ins, car ins, food, heat, gas, rent, mortgages, CC interest and water have all gone way up! Every single bill we have has gone way up since 2020 and we are just hoping and praying we don’t lose everything as a result. My state has put so many restrictions on tiny homes and even how long you can have someone living in a trailer on your property and the most in line now at the foodbank I help are seniors. It is intentional and all wef govts worldwide are doing the same policies.

Where I live we can build whatever we want if you own the land and not using a bank. We built a small place as the start of a duplex 11 years ago.

Florida homeowner here. Homeowners insurance went up 63% and property taxes went up 40% January 2023. Your conspiracy hat and you are correct.

In Florida. If you have homestead which anyone can claim your taxes can only go up 3% a year from what I understand. Not sure if that holds when you sell your original home and buy a more expensive one though.

@@JetJ321 You're correct. I got homestead Jan 2023. Too late to have been spared the increase already put into motion late 2022. Grrrr... And yes, the homestead does stay with you when buying a new property.

The thing is, is that nobody actually owns anything today, at all. Your home, unless you have the allodial title or land patent, you don't own it. Your car, unless you have the MCO or MSO, you don't own it. Your bank account, the bank owns your money as soon as it's deposited and they can decide to give it to you or not. Your marriage, if toy signed a marriage contract you agreed to make the State a third party to your union as well as place the State above you and your spouse. Your kids, sign a government birth certificate and that makes the State a legal guardian if they perceive you as messing up their investment in your kid. It's been like this for over a century and people still haven't noticed. The WEF is just taking all that one step further.

I am now priced out of renting too. (FL) The federal government needs to take this up. I agree with you. This is price gouging, just like with consumables during the pandemic. Once prices go up, they never come down. All recessions do is hand corporations a salary reset to the lowest possible. Desperate people will take anything just to have income. Blackrock owns nearly all of Orlando. Build to rent is the newest racket here. City council doesn't limit short term rentals. But Kristina, let's talk about the condo fees in Florida. The new engineer inspections are forcing fixed income earners out of condos nearly paid off because of the newly required reserves to correct catastrophic devastation on a 3-story apt to condo conversion.

My insurance in central TX (where there is little risk), went up by 33 pct this year. I am retired and own my home outright, so if this continues year after year, I will DROP all insurance and self insure. I will not be gouged by insurance companies much longer. Oh, and I reduced my car insurance to liability only after a huge increase in that. Next step there is to sell one of our 2 cars.

This is horrifying!! We must do what we can (some communities have already done this) and make local laws/codes that 75% of all single family residences must be owner-occupied; the sfr's that are rentals must have property owners that live in the same county or state. WE CANNOT ALLOW ANYONE TO GET WEALTHY BY TAKING AFFORDABLE HOMES AWAY FROM AVERAGE WORKING PEOPLE!

I do not have home insurance. Not because I can't afford it, but because no one is writing policies for my home type. One company said I would have to get my 30 y/o manufactured home up to current code before they would consider it. If I had enough money to do that, I could self-insure. I ended up getting renter's insurance to cover the stuff inside and give liability coverage.

This has nothing to do with storms , hurricanes or wildfires , it has to do with "You'll own nothing and you'll be happy" , WEF words not mine. It's all done by design. My advice is to move into something cheap and skip insurance altogether.

Well, I can't skip the insurance because I have a mortgage on my condo, but it's cheap (relatively speaking for one of the most expensive neighborhoods in Denver), large enough, safe, and in a wonderful neighborhood. It's a large studio unit. Would I like something larger and detached? Sure. but I sleep well at night knowing I can handle all expenses with room to spare. Further, by design I don't own a car and work out of home. I rent my car space out for a nice mini-stipend that goes straight to savings. 😎

I own a roofing company in Colorado so we have to deal with insurance companies on a daily basis. What you're saying is accurate, but it's not the whole story... Not only are carriers drastically increasing rates, but they're also radically increasing the share of the costs for the homeowner by raising deductibles. We recently took on a client for a re-roof and he has a $20,000 deductible for wind/hail damage on his $400,000 home.

With a deductible that high, I'd call that policy pseudo-insurance. Doubly so in Colorado as the probability of needing repair for wind or hail damage at some point is far from zero, as you know all too well (I live in Denver).

Some people in my neighborhood were so happy about their home values ballooning over the last few years. In fact, some of them borrowed against their “equity” to buy new cars and other things, but now are complaining that they can’t afford the taxes and insurance. I guess there’s no free lunch after all. Americans have a spending problem. Spending money you don’t have is inflationary and irresponsible.

Same in central IN. Had to get new quotes and luckily was able to switch companies. We are not in tornado alley but most companies I spoke to said that it's pooled so every area will see increases, even if not in a natural disaster area.

Took me a couple years to better my credit score so I could refinance a better rate to save ~$300 a month on my mortgage. After that, took insurance just 1 month to raise their premiums essentially negating any savings I worked so hard for.

Had to leave USAA this year. My 2200 sq ft Tampa, FL homeowner premium was increased from $7064 to $11047. Could no longer justify the crazy premium for them any longer despite the claim service.

You can shop around, but it's going to be roughly the same everywhere you look. Homeowners insurance in Florida is going to cost as much or more than the mortgage payments before long.

I dropped State Farm, they did nothing but drive up rates for my auto insurance. I switched to NJM and cut both homeowners and auto by 60%.

I wish my insurance had gone up 110%. Farmers just canceled the landlord protection coverage on one of my homes. Insurance with farmers had run right around $1,000. Next month my insurance will have to go through the California Fair plan and it will run me about $5,000. I made an offer on another home recently but when I added homeowners insurance into the equation it killed the deal.

I had trees near the house downed and not cheap but a crushed house is more. Rest are away from the house. Trees always fall eventually. Seen people do crazy things like plant weeping willows too close to a road or building. So far homeowners hasn't gone up much. We get storms and not many tornados in Michigan. In a really nice trailer park there was an f1. Residents took care of it themselves. Little damage like some lost shingles, skirting. With a deductible, most could DIY instead. I went through one as a kid. Lucky touchdown was in an empty field behind the house. Just a few branches were down. Sounded like a loud locomotive. Another on state land was a biggy near no structures. We walked about a mile into the woods and nothing but blue sky. About 2 miles of trees were down in circles. Rootballs over a story high. Over development is a bad idea. More empty space means less affected by a tornado. Another Florida real estate guy talked about self insured and no idea what that is. Pretty low risk in comparison to many states.

I can understand requiring liability auto insurance, but why is homeowners insurance even required? The owner of the home should be responsible to either save money in case of an emergency or do without. Back in the days when insurance was not required, people kept up with repairs over time and also would pay for emergencies.

yep. mine went from $94/mo to $210/mo or about 125% over the span of two years due to "increasing events" that were "catastrophic." oh yeah and my county taxes went up another 80/mo so yeah, all in all my mortgage payment's gone up probably more than $200 in two years. so much for getting that payment "locked in."

In California it depends where you live. Rates are very high and jump up every year. Don't forget we have an optional earthquake insurance that is separate from homeowners policies.

Texas is horrible. MY home insurance jumped from 1500 for the year to 3000. I called my insurance broker they said they couldnt shop around for better rates because so many companies left Texas because of the high claims from hail and wind basically people replaced their roofs. The only option I had with them was eat the increase of 50%. I shopped around and got similar answers. I shopped around and found another legit company that took into consideration that my home was only 2 years old with a new architectural shingles so the likelyhood of me filing a claim is very low. They were able to give me inusrance for the year at 1700 a year.

I live in Alaska and the replacement cost of our house and belongings is probably around a half million dollars. We pay less than $100:a month. It went up one dollar a month this year. We are looking for a winter place in a warmer climates so we are watching these insurance rates because this will affect where and what we buy.

My Home Insurance didn’t change since I bought in 2020. I chose to add more coverage because I didn’t think I had enough. It went up $20 per month. I don’t know how people are getting huge increases.

Mine went up to 719, went up 80 bucks on a 300 grand home in South Carolina. My daughter lives in North Carolina and her taxes went up.a.grand and her ulities are crazy and she is waiting for her new insurance deal. My taxes are 850 a year and my gas and electric average 77 a month. They can do whatever they want to do. If things went over the top here, I would rent my house and go to my condo in Ecuador. I have USAA and get rebates every year.

Last Aug. my ins. went up 25%. I called my broker and complained said that's nuts give me a different ins. company. I was told that that was what all the ins. companies are doing. This is here in Or. and we have not filed any claims.

Very astute but also maybe just a result of trying to offset losses from commercial real estate down trend post-covid. Were these home insurance rates more stable (ie. no huge increases) in these states like this pre-covid...? And are these the same companies losing out from commercial real estate losses (ie. empty office buildings)...? Answering 'yes' to both these questions could also be another reason.

I have a home (row home) in the north, and my ins. is 1130, and my house is not 200k, I don't know who come up with those figures, but they are a fantasy. My ins has been going up from 230 to $300 per yr, and I have never had a claim. Similarly, our property taxes are much more than they need to be, as well. Bottom line, they are doing their best to make as many people homeless as possible, to as you say, RENT FROM THEM, AND FILL THEIR POCKETS WITH MONEY, regardless. IF they are not bullying you with options to 'buy your house immediately literature,' they are trying to fine other ways to get you to spend the rest of your life indentured to them.

Wow: When I read about the amount of the increases from the comments, I guess I should feel lucky my rate for my condo "only" went up 20% last year... Homeowner's insurance is a very real factor to consider when purchasing a home now. One would be wise to research the rate prior to purchase to ensure the premium and deductibles are fiscally viable...

That is an interesting take. If that is true, the houses in California should cost more to insure. The inventory for homes for sale is so little in California. And the houses in California are so expensive. It only makes sense, if the insurance price is dependent on the natural disaster. It is a hard case to make a logical sense.

I think consumers need to stop shopping unnecessarily just buy essentials. No travel vacations, if you can help it dont buy clothes shoes, eat at home, skip entertainment, etc. I wanted to get a social life but not at these high costs. They go up on insurances, rentl, food, taxes let's start cutting back on other things to make corporations suffer. Americans shop to much and go poor in return!

If you have a mortgage the mortgage company will do force coverage which is way more expensive with little coverage for you as the homeowner. It will only protect the house.

Same I got quoted 6000 for car insurance for 6 months thru them!! I pay 250 with progressive about 2k for 6 months. They have always been far and beyond the most expensive when I ask for a quote.

I agree that people are being squeezed out of their homes. “Wall Street” is not doing this. It’s greedy, self fulfilling people who have the money to buy rental properties and who also have the ability to influence insurance companies, government, and other entities to which homeowners must pay for services.

Your analysis seems incomplete. Could you double-check the reported rates for home insurance in California and Hawaii? If the "rate" is so low in those places, could it be that the annual bills are still high? Because the houses are so much more expensive!

I can’t understand why the insurance companies won’t let me insure my house for what it would cost to rebuild the house. They require me to insure for the value of the house & property. They are also grossly undervaluing the contents.

It’s not home owners insurance, it’s the manipulated market by realtors and banks. Appraisals are done with properties still up for sale to figure how much a home is worth.

Top 5 most expensive states for home ins are all RED, lowest prices all BLUE states. That should tell you all you need to know.

My theory is they see how much people are saving on their cheap rates. Everyone wants their hands on peoples equity and income. They probably feel like you have it because you saving so much

This is a weak KZbin video. It doesn't address the fact that one of the primary reason for losses being high is the stupidity of homeowners in buying houses. They buy big mansions right on the Florida coast; build big houses in among the trees in California; and buy houses in flood plains. Up to now we have rewarded these people with cheap coverage for building or buying such obvious mistakes. States could limit the building of such future insurance catastrophes by putting limits on how much insurance can be bought in certain areas, e.g. a single family home on the Florida coast or in the forest of California would be limited to $100,000. The homeowner would self insure for the rest. This would discourage building giant homes in dangerous locations and would reduce the rates for people in safer areas.

The only problem I see with the conspiracy angle is that in some areas, they aren't just raising rates, they are stopping selling policies all together... When an insurance company refuses to sell insurance, I don't think that's them making some deal with someone else... I also think there can be some other issues, like in Florida they have apparently some legal issues that are allowing roofing companies to make false claims... I say "apparently" because I don't live in Florida and just heard about this. Not saying I feel bad for insurance companies, but just because I don't like them, doesn't mean I think roofing companies are any better... ;-)

It’s like Obamacare. To pay for those impacted everyone has to pay for them. My healthcare tripled because of Obamacare. Why? Because those without insurance need others like me to pay. We pay for impacted areas where home insurance companies lose money

Insurance calculations are based on replacement value. In some of the expensive markets you can rebuild you home for less than the sales price (since you already own the land). In inexpensive markets it's just the opposite. To rebuild your home would cost more than it's sales price. Don't take this explanation to mean that I agree with insurance companies because I don't. I think they are calculating their replacement values based on lumber prices at their absolute peek in 2021 versus the current costs.

With one simple trick insurancejews will get less premium: build houses not with sticks and drywall, but with concrete elements. In case of fire - the structure will still be there, if flooded - it will just dry up.
