Hi Grant, what is your strategy on unit pricing (rent)? I used to manage a leasing office, corporate would send us a pricing sheet every morning, and rates would fluctuate daily. Also, do you typically have a leasing team on sight to show properties, sign leases, etc since you own large communities, or do you use a real estate agent? Thank you for taking the time to respond.

What do you think about a 3 unit TIC in San Francisco? We have one of those for sale and haven't found a buyer yet. What do you think is the best way to advertise such a deal? Its 9.3 Million for all 3 homes. (590,592,594 Lombard Street in SF)

@grant cardone What do you think of rent control. Areas of Washington, Oregon, Boston, New York, California, Chicago etc have all become high rental areas. Just like you said we're becoming a renter nation. So as more people become renters they can put in Rent Controls, inspections higher license fees or other government intervention that can hit the multifamily and housing industry negatively. What do you think about a universal rent control that could really hit housing? Tenant groups are already working on it in cities in Texas, and Florida where Cardone Capital invests a lot of their capital.

What do you believe is should TaKe to a consideration investing in a fund who invests the money i been investing in Multi real estate? What maintence is going to be in a Multi real estate? What should you TaKe to consideration making a Multi real estate investment? For example if i would TaKe a mortage and the only way of paying Back the mortage is by rental income or lease income What would be affecting the money i would rent or lease the real estate for per month?

After selling a couple homes in 2020, I'm anticipating a housing crisis in order to buy inexpensively. As a backup plan, What recommendations do you have for the best time to buy? On the one hand, I keep reading and seeing trader earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

The fact that the US stock market had been on its longest bull run ever makes the widespread worry and enthusiasm understandable given that we are not used to such unstable markets. As you pointed out, it wasn't tough for me to earn over $780k in the last 10 months, so there are chances if you know where to go. I hired a portfolio advisor since I was aware that I needed a solid and trusted plan to survive these trying times.

Grant I am real state owner, and would like to go big, there is apartment complex of 32 in the heart of uptown Dallas, asking price 4.9M, of course I don't have that much money, however I know people who have the money but I have to make them believe 100% that their money will be invested and have return, I would like some help how to get into this deal, also would like to know if it's making sense to manage it my self or give it to others to manage it. thank you for your time.

Yes, many multi-profit centers, multi-leverage factors, multi-tax shelters/deferments etc. in multi-dwellings (& commercial r.e.)., Sponsorship most excellent. Careful!! Bubblishous environment. Grant.. HELP!!!! I would like to do one of those white board draw-ups on this example.. Virginia is a little expensive when it comes to real estate Taxes/property taxes location (parking, metro access, age of tenant for metropolitan area vs cost of unit). Note: Ive never invested in property however I'm curious of how to go about a deal such as the one below. Not a good time to buy. Its time to sell, before the bubble bursts. In Australia they are already going down hard and its probably at least a 7 year downslide, maybe more.

hello bill you have to be an accredited investor first. assuming you're already one, it would depend on the rate on the loan to know if it's a good deal.

I had a friend tell me some horror stories about his cousins family that owned 150 Door appartment property and told me it was the worst 10years of his life due to the constant problems, middle of the night phone calls, discrimination law suits by minorities ect..Perhaps you guys could talk about that and once you made the deal, how to manage the place without becoming a victim to all those tenants. Also, if you walked into a room of 100 people, what are the chances that at least 1 person is just fucking crazy, maybe more? I'm sure with owning 4000 Apartments in different states, how in the hell do you manage the crazy ones, getting them evicted ect. i know every state has different laws for eviction. Witch states are the worst and with ones are the better ones for landlords?

he's doing the long term value investing like warren buffet does... there are always going to be drops and raises in the market but a smart investor is prepared to get through those hurdles. cheers m8
