Such market uncertainties are the reason I don’t base my market judgements and decisions on rumours and here-says, got the best of me 2020 and had me holding worthless position in the market, I had to revamp my entire portfolio through the aid of an advisor, before I started seeing any significant results happens in my portfolio, been using the same advisor and I’ve scaled up 750k within 2 years, whether a bullish or down market, both makes for good profit, it all depends on where you’re looking.

I know you said don't buy anything less than 16 units but I am nervous and buying my first 7 unit property block from the beach closing the 24th of this month if everything goes as planned with the bank. No offense Grant probably doesn't mean anything because we have calculators and you might have put your brain power to something higher. But HOLY SHIT, your mathematical skills are horrendous. 4k x eleven hundred = 44000 like wtf, you can't do 4x 11 in your head? Listening to your pet calculate these easy calculations hurts my head. I mean I can not really spell for shit, so maybe it's sort of like that. I use spell check and you use a calculator but for some reason, I think those are logically different. Anyway, I really enjoy most of your videos but every single one doesn't need a recap that you have done well. I came here to learn good initial steps for getting into real estate not how many of your mom's homes you could buy today. What I did take away is that multi-family residential(apartments) is a good investment, Sadly it is so hot right now. Sorry for the grief but people do at least the simple math next time, makes it so hard to take you seriously.

There is no degree in Real Estate. If I were you, I would get a degree in finance and once you make enough, get your Realtor License (schooling and licensing fees)- Get licensed in your state, analyze deals, and then buy them yourself. ...If you get licensed and whatnot, buying your deal will save you 3% (commission for an agent). Every market is different, and being even a pert time agent will fund your first deal

I am just re-starting back into real estate with very little funds. Would you ever recommend doing a flip to get cash flow then do buy and hold? I love your content!

I just found your videos and you remind me of where I would like to be one day. Im extremely impressed by your story. I have rehabbed many properties for banks, realtors and investors.ive made them a fortune . I want to get into the real estate game but am stuck as a contractor. Only if I had $200k I could invest so I could just get started in buying and fixing up properties for myself, I know I could make it big. I don't mind starting at the very bottom and working up to the top. I'm a very driven person and very confident in my abilities. I always think big but doesn't seem like anyone is as enthusiastic as me or would help with a loan just to get me started. I know the money is in real estate. I want to get into real estate more than anything. This has been my dream since graduating. My problem is just getting that money to start. I am self-employed and it's near impossible to get credit when self-employed. All the investors don't want to loan me money because I point blank make them millions. I feel like a hamster stuck in a wheel. I want to break out but don't see a escape of my current situation without a little help from someone. I think even if I had $50k I could make it happen. Not to brag but I am one of the most skilled contractors in my area. I have a college degree in construction as well as 20 years exp. All my customers love my work. To this day I have yet to have a unhappy customer. I want to combine these skills with real estate. So how do I get the money just to get started with ? I can show anyone past jobs I did and how much I made investors. I'm doing 90% of the work on these properties but I'm making a fraction of the money the investors are because they just contract it out to me. Please advise me on what I should do. I would like to find someone like you to partner up with or someone already in real estate. Obviously you don't know me but maybe you could just point me in the right direction.
