I don't understand Nigerians who travel abroad to go make money so they can comfortably build and invest in Nigeria, and then start complaining that their investments in Nigeria is not giving them enough returns to pay bills in the West. Why are you planning to use your Nigerian money to pay bills in the West? Does that not defeat the entire process of retiring comfortably in Nigeria? Imagine someone who built four flats/apartments in Nigeria for say N30M, and can live in one of those flats and rents the other 3 flats at N1M per year. Even if they reserve repairs at N50K per month, this means they can net N200K per month from these rentals, if they were living in Nigeria. That is a lot of money for them to live on in Nigeria. But these people will be saying that converting N3M to $$$s is a bad investment because it's only $2K in today's $$s. Isn't that stupid?! If you think it's a bad investment, start giving away that your N200K per month to random strangers in Nigeria and see if you will not be called a small god in Naija. Mtcheeewww!

​​@@clementinanicholas914 so if you get your return on investment say in 2 years what will you do with the house? Or you forgot that if you want instant return on investment you can sell the house and earn profit plus the capital? But rentage comes in while the main capital being the house exists and even after some rent you can sell the house for profits also remember houses also serve FOR as status and evidence of your success and hardwork not just ROI. Also if you build your house in high brow areas and tastefully built with high earn tenants you will recover your money in shorter period.

It is a great retirement investment though. If you never withdraw the money from the Nigerian economy. You can live well on it as your personal pension fund and the property’s value will appreciate over time. Maybe in 10 years. It’s not a bad investment. Just a bad economy to sink the money into, if you are into business investments and you can run it yourself then it’s worth it.

Na someone like you no Dey make community develop fast fast, you go by land of 100 plot and fence it leave it. You must be stupid for doing that stuff, if you try that shit in my community you’ll smell pepper, because we already made community concussion, anybody who bought land since 2018 till now should come and build on it or you’ll sell it to someone who’s ready to build house now now now.

I think it all depends on the currency at hand. If you make Naira, this will not be a good time to invest in real estate. If you make dollars for instance, it will make no difference because the reason why things are more expensive is the high rate of dollar

My friend in UK that borrowed to build in Nigeria last year. ₦750k rent last year was $1k, now same ₦750k is now $500. He kinda regrets that decision

Its stupid to invest in Nigeria, or anywhere else in the world, and expect to repatriate the money back to the West. Your investment in Nigeria should stay in Nigeria.

He took advantage of exchange rate to build a house in Nigeria n now want to be reaping in exchange rate. Why him no kuku breakdown d country completely and aside who tell him building house to rent is a short term investment? I don't know where you live. If you live in a major city or can easily travel to a majoy city outside Nigeria, some Nigerian banks have offices there. Click this link: kzbin.info/www/bejne/o4GoeaCXaauprrs to follow the guidelines in that video. Still valid but now they also require NIN which you can also get from outside Nigeria. Otherwise, you need to wait till you travel to Nigeria to open an account.

I like this fgn bonds, but I'm scared of the government not complying with the agreement on paper, and if that happens, you can't do anything about it. They might fail to pay in the usual percentage agreed on every three months or even fail to return your capital when the deal is due🤔

Been in PH for a few months for paternity leave. Real estate is too capital intensive but some sectors (close to higher institutions) seem to make sense. The housing market is too small for those who can afford to rent. Why? I think because people who would normally have been building now, can't afford to build, and have to rent.

U can do real estate with as low as N500,000k ,it depends on individual pocket . U can even invest in Reits also. I prefer investing in more much líquid assets like TB, Bonds an stocks.

REITs fall under stocks/shares and that's not what those people are suggesting. They were suggesting build to let/sell.

Real estate is no longer an investment now. The rise in cost of building materials is not commensurate with the rent. FG refused to invest in mortgage and housing. Most realtors invest in duplexes and not low cost housing, flats and there's serious housing shortage esp for middle and low class. I háve been looking for a good one bedroom flat for 2 months without success. Govt must intervene before we begin to live on the streets

It's not as profitable as people think. I said this in the new tenancy law video: kzbin.info/www/bejne/qYm2opiHfNiFgKs and many people came for me, even went trib@listic on me. Landlord go for duplexes because that's the type of houses where one even stands a slim chance of making some money. And according to real estate managers, the middle class (if that still exists) is less hassle when it comes to rent collection.

Honesty, if l should be sincere with you , if am the minister for housing in Nigeria , l will never spent government's money building houses in urban areas because of these reasons : Corruption among elites. The rich will buy most of the houses on disscounts from government and rent/ sell higher to people or manipulate the process of house acquisition schemes which will no longer favour the poor masses. Again, investing more in housing in urban areas than rural areas encourages high migration to urban areas thereby leaving cities with numerous challenges and hazardous materials. Furthermore , it does not encourage agricultural production, rural empowerment and rural development in Nigeria. In Nigeria, i have observed that when it comes to government housing scheme and other benefits from government , government does not observe equity and equality and inclusion within its citizens that pay tax and build the state. When it comes to housing , government always think of civil servants without putting into account those in businesses here and there who pay multiple taxes to different agents of government through their noses. Finally, most of the money end up in the hands of dubious contractors who scratch backs with corrupted government personnels .

Sister Flo I have really missed your contents. This topic is very touching and it's a reflection of what is currently happening in most African countries. I was also thinking that a good way to invest in re estates at this point in time is to buy cheap affordable house(s) and renovate (if necessary) when the price of building materials go down.

****Real estate investment is not for everybody, be it in the West or Africa. Also, there is a cycle to the economics, timing when to jump in is critical.

Real estate is a solid long-term investment. Property values appreciate over time, Real estate is a tangible asset It retains value, even in economic uncertainty. Those that bought land 5 to 10 years ago know the value they have now, if anyone keeps delaying, na you do yourself

The government that fixes MPR which is the basis for ALL ROI offers you 16%. In the same economy a real estate company is "guarranteeing" up to 50% ROI and you did not fling them out of the window? If it's returning that much, they won't advertise it.

I invested in some, I have recieved 30 to 32% per annum for 3years now. However, I only invest in companies I am sure my capital and returns are secured. The ones with 50% are too risky.

I think you needed educate these diaspora about the cons n pros of investing back home. If u do live streaming let me know to join too..Cos someone can be investing with hard currency into a low currency economy n still want to be reaping d low back to d hard. Mehnnn this recent hiper inflation and sinking of the Naira exposed a knowledge gap I did not know existed on this channel. Live video is a good suggestion because they probably need to hear these analysis from other people to believe them. I need to find time for a live video because from all indication, we need to start from scratch. One needs to continually adjust his/her thought process to be able to invest in a volatile country like Nigeria in all seasons.

As far as i am concern Nigeria is still the best place for Nigerians in diaspora to invest that hard earned money in abroad n am a livng witness to that, the money we made in abroad if we save it there n come back home with 100m usd without any business on ground, trust me the money go finish with 6months and then they will say Nigeria economy is not good bcos u came with cash to feed a business and that business or investment need nuturing, meaning u be spending from a fixed income but why not start that investment or business now, feeding n nutruing it with ur hard currency(exchange rate advantage) then return with little cash to let that investment or business nuture u back..I'm saying this cos many think there is time and when old age, sudden accident or illness or brerakdown or sudden deportation happend. they be sharing opportunities they had missed @@FloFinance

I took advantage of the dollar value vs. naira and bought 3 plots of land in Lagos Ibeju Lekki within the last 6 months. The plan is to wait until the building materials price goes down before doing anything on one of them.

Please make sure you do extremely due diligence if you buy near abijo GRA. Most of the lands in that area are govt allocations.

Investing in real estate (land banking to be precise) is not as capital intensive as you claim. You can get land for as low as 1M and spread payments for as long as 18 months. That's less than 100k in a month. You don't need "tens of millions" like you claimed.

It usually takes around 6 months to one year for properties to appreciate after this type of sudden inflation, so flow was right on buying lands and selling in a short term period of 6months to one year. But on buying FGN bonds for just 16.6% at a maturity date of 2 years, i won't advise my enemy to venture. If you live and earn in Nigeria, buy the dollar and keep. Yes, you heard me! Hoard it.... in 2 years, with the way this mallam in aso rock is going, the dollar would appreciate by 100%. This means your 2m would turn 4m and not 2.3m if u had but bonds. What am my even saying sef? After your stock broker takes his % we might be talking of 2.2m. Madam flo, I'm open for a debate.
