Thanks as always for explaining in layman language Sir. I have couple of questions related to this, 1. If I go for 30 years loan but start paying additional principal every month so that I payback my loan in 20 years, would it be same as a 20 year loan for same rate? 2. I pay loan EMI for my current home. Then I buy a second home whose EMI is equal to rental income of my first home. This way I get to own 2 homes by end of EMI period, but pay EMI of only one home. Is this an attractive investment option? The additional investment I have to put down is the down payment for second home. Your excel sheet explanation would help a lot, in understanding the pros and cons of such investment option

1. If your additional payment makes up for the monthly payment of 20 years, then yes. If your additional payment is more than that, then you will close your loan sooner than 20 years. It depends on how much you are paying as additional payment. 2. Essentially what you are saying is, if the rental income from a home is higher than the EMI of that home, is that a good investment. Just from that fact, Yes. But it involves lot more than that - the maintenance cost of the home, property tax etc. You need to check the total cashflow going out(expenses) with total cashflow coming in (rent).

Annachi, so for a given loan amount, given intrest rate and given period, the emi will always be the same. But unga example la, 12% dradhu 1Y intrest or absolute interest for 3Y? Can you shed some light on the interest rate? Because most of the time the lender won't speak in interest basis. They tell you the emi amount and the months. But how can I compare it to return on investment if I had invested the same amount for same period? Because it is more like an reversal of RD right? Then will the RD interest rate and the emi interest be the same?

I tried calculating myself. From your example, Initial loan: 1L Period: 3Y EMI: ₹3,321.43 Loan Interest: 12% SUM of 3Ys of EMI : ₹1,19,571.48 Absolute INT: ₹19,571.48 So, Absolute INT for 3Y is 19.57% When I calc CAGR, it is 6.14% and which is what I would be getting if I had invested the same EMI in an RD right? Means, from the perspective of the lender, he got only 6.14% as CAGR which is not so good?

If you are paying off the loan every month, then the invested money for the bank is going down every month. Your CAGR assumes that they are invested 1 lakh for all the 3 years. For return comparison, we do not have to do anything complicated at all. We have to just compare the interest rate to the return potential of our investment. That is all to it. Equity market return of 12% is comparable to this interest 12% in the example. But the equity market has risk on its return potential. But this 12% interest is something that we have to pay for sure.
