They never end up rehabbing them because "the area is too dangerous and things didn't work out," and the investors get away with lots of money and just flip it to someone else down the line and the cycle continues.

The Obama Presidential Center. Real estate investors have been slowly closing in on low income and middle class neighborhoods. They raised the minimum wage in the city to $16 an hour! Which means everything will increase. In my opinion, Chicago politicians are pushing for Chicago to be the majority upper class city. It's happening slowly. The South shore area will strictly be for the rich and well off in the future.

My best friend sold a two bedroom condo in South Shore and it literally set up on the lake, it was only protected by these giant rock bolder things. He sold it for $38,000 back in 2019.

Investors buy from low income people put money in and sell high. The problem is the low income can’t buy another home for what they sell for it’s moving people out good neighborhood to bad neighborhoods. So either keep home ate sell for very high and know how much it is to buy another home before you sell.

The Northside and Chicago downtown areas are overdeveloped and crowded now they see the value in South shores lakefront because the city has always ignored it, the condo where the gentleman sold his unit for rock-bottom price is for a reason, sure the water is nice to look at peering through the highest floor windows but when you can NEVER enjoy a simple walk along shore across the street because of pollution and no upkeep from city services it hits differently. Now there's a takeover to the highest bidders to glamorize the south shore line which has miles and miles of vacant flatland never developed and the poor/middle class will be forced out of the surrounding areas once again.

The best way to protect homeowners from investors is to have high property tax and high homestead exemption. If you have a property tax of 6-8% a year and homestead exemption of $300000, investors will avoid it.

Im in the south. Our town wanted a community "town square" for celebrations & holiday events. We got a corporate main street and about 400 luxury apartments surrounding it, adding to an already overwhelming traffic problem. Towns people opposed this at every town meeting, but the board always approved the motions for this abomination. All they added was more tax money into their corrupt coffers.

It's the usual wealthy investor's land grab from the poorer classes. The wealthy investors are going to buy up property in Chicago to likely sell to displaced Floridians who seem to enjoy waterfront property. I don't know how much is being offered for the properties but where are these people supposed to go. Is there more affordable housing elsewhere? Wealthy investors are like vultures always looking to make huge profits off people merely trying to survive. I hope those people in Chicago don't sell to anyone and they stay where they are. Wealthy investors don't plan to live there in Chicago. They're only interested in flipping properties to make money. The wealthy investors must have done research and found there was a recent high demand for property in Chicago or maybe anywhere else less prone to extreme weather conditions.

My guess is they are being purchased by an LLC from China, which are buying up properties all over the United States, especially apartments and condominiums. You'll never know, though, because laws in the United States allow foreign investors and being an LLC, the owners information isn't disclosed. It'll be registered out of state and property taxes mailed to a vacant lot in Colorado or Fort Wayne, Indiana. Canada has laws against foreign investors, the United States does not. People forget that Mayor Daley sold an ENTIRE city block in downtown Chicago to China. Part of that deal was that it didn't fall under Illinois law and was essentially a free standing "country" within Chicago city limits. And I'm not referring to Chinatown either. The Sun-Times did a huge story on it at the time but good luck finding the article these days.

The building I'm in is really messed up can't get mail purposely to miss court dates because I refused to pay the rent because the building was in such bad condition they wouldn't fix anything. So they made it seem like I didn't make it to court even though they can find me to serve papers. But found out my mail has been held at the post office since july2024 and it's November now. They continued to take partial payment (stole my money) even though I had the court date months before. But I didn't know what to do so now I'm moving to Texas. They planned this purposely

Mail carriers getting held up at gunpoint in certain areas. It’s your job to track down the mail if you know it’s gone missing or lost. I know. It’s actually your job when this happens.

@@deed8442good luck it’s hot and really expensive. Only gas is cheaper there. The utility bills and the taxes will drive you broke if you buy and the rent only cheap in bad areas. And there are a lot of high crime areas there don’t kid yourself. I was there for 22 years and a homeowner I know.

Such a referendum should have been proposed back in the 80's and 90's when University of Chicago was buying a bunch of properties in Hyde Park. Displacement is not a new issue, so unfortunately I don't have much hope for this current effort.

Pass rental laws if you own a home your rent for profit the taxes are doubled. IRS needs to also collect $ from landlords.

If you've been in your home for 50 years then you don't have a mortgage and haven't had a mortgage in 20 years. So the problem isn't a small tax increase. Its that 4th 5th or 6th 2nd mortgage you took from the bankers and still didnt do home repairs. Maybe went to las vegas and brought new furniture instead. Sell, take that profit and count that as a win if you have to.
