Rather than a new build, I would be more inclined to modernize with solar- and ground-heating systems, redo the plot with trees, bushes and grass. Then look to buy adjacent plots for the added privacy.

Hi Michael, would vary on the specification and property materials. But to have a new build on the larger plot you would be looking at roughly €2000 a sqm.
