I’m Australian, was in Auckland and Dunedin last April for a month visiting friends and family. I was shocked! Fuel prices are out of control as well as dairy products. Actually everything from property to food including domestic flights is ridiculously expensive even with the exchange rate. NZ has no tax threshold, you pay high taxes on EVERYTHING!!Would love to live there but it’s more unaffordable than Australia. I don’t understand why such a large % of property is land leased? Really, how does the average Kiwi survive????

True, I find it frustrating when we have wealthy Kiwi saying the cost of living crisis is over! Like really? For the rich it might be over, not for the middle class and under. NZ is designed to make rich richer and make the poor homeless. The minimum wage take home is approx $800.00, the average rent is $700.00. How do we afford to buy food and pay nearly $3.00 a litre for petrol? Struggle street. And increasing crime. I help my close niece and nephew with extras (like new shoes and/or clothes). Family are relying on each other more than ever. Many going to food banks for first time in their lives❤

When the OCR came down in November the Co-operative bank only changed the floating rate and last week they increased the long term rates. The banks are still taking advantage and the government is letting them

No wonder i cant afford to buy a house out west , this dudes out there bidding on all houses , just to add to his 74 houses , i cant compete against him in a bidding war , all i want is a place of our own for my family to live in , instead i get to rent from him & pay off his house , meanwhile the banks say i cant afford to buy. Houses should be homes & treated as such , not commodities auctioned off to the richest people in society. If you want to help eliminate poverty, which is the biggest cause of problems in any society, this needs to be addressed.

True. The official 2.2% inflation rate is not a true indicator. As those numbers tend to be manipulated to look lower because they don’t compare apples with apples. And remember the inflation rate is an average using a basket of goods and services the average household spends. And it doesn’t include inflation within pacific markets.

Fed Reserve cutting interest rates yet long bonds in the States are up one percent, and house sales are at a record 30 year low. I also see numerous people here in negative equity and can't sell. There will be no rebound in house prices here.

It's all good fun squabbling over housing but with around 360 billion in housing related debt with much of the profits from it going overseas we have a problem. Somehow we must get more effective productivity. I have earned many 100s of 1000s of overseas income in the productive sector in my lifetime. I won't invest in a productive business until I see a more friendly less cost, and that includes land, plus welcoming regulation environment. To have all this bright future someone has to pay for it and that's a sector of the economy no one seems to realise is going backwards fast.

An interesting talk and views expressed, but very little in way of actual advice on how to directly achieve a passive income from a property portfolio... as in my opinion it's pretty much impossible these days to secure a positively geared property, and with the cost of living/ inflation crisis, topping up a negatively geared property is out of reach for most. However, if I'm wrong... please let us all know (and preferably, without upselling a book or course please)
