I also think a big part of it is that Airbnb owners are charging astronomical prices for cleaning fees. And sometime hotel rooms or suites are a better deal so I think we need to circle back on that and I’ll come together collectively and make a decision on what a good price point would be for a cleaning fee.

For our business we get about 40% from Airbnb, 5% VRBO, 10% other OTAs and the rest are direct. They anywhere from 5-15%.

Hey, so are you using hostfully and pricelabs to tie in all the OTA's? Or can you just use pricelabs to control the pricing and keep the calendar from getting double booked?

We use both Hostfully and PriceLabs together-Hostfully acts as the channel manager to connect all the OTAs and prevent double bookings, while PriceLabs handles dynamic pricing across those platforms. You’ll need a channel manager like Hostfully to sync calendars seamlessly; PriceLabs alone doesn’t prevent double bookings

@ThanksForVisiting thanks for the reply. Another random thought: what if you just export your calendar in and out of all the OTAs (kinda like how the mother - daughter linking works on airbnb) and skip the hoastfully subscription 🤔

However, when you have several listings, tools like Hostfully are incredibly helpful for syncing everything seamlessly, avoiding errors, and saving time. It’s all about finding what works best for your setup!
