Is East Sacramento REALLY the Best Neighborhood for Sacramento Home Buyers?

What do you guys think about East Sacramento? Great spot to live or overpriced?

lived in east sacramento back in the 1990s and loved it but now the area is way too expensive with way more crime and homeless than ever before so hard pass. Unless you are filthy rich and can buy a prime home in the fabulous 40s. My money rather buy in EDH, Folsom, Roseville, Rocklin or Granite Bay these days than East Sacramento. Only benefit is if you work downtown it is easier access and commute.
