I bought a small one bedroom Condo in Cabo Mexico ($140K cash), knowing that I probably may not be able to re-sell it for a profit. A lot of Americans have property in Mexico. I have the title for it, I can rent it out, remodel it, and re-sell it. Its low in taxes ($500/yr), and low in monthly HOA fees ($175/month including electricity and internet). I do Enjoy it and I visit it quite often about every three months. I don't plan on renting it, but I could, given the popularity of the area (sunny warm, dry weather most of the year, a few blocks from the sea). AND I have a Million dollar View overlooking the mountains and sea from my patio deck. My neighbors also from California, have a condo next to me and as retirees, stay there 6 months of the year. I guess another advantage to having this condo is that I can easily get permanent residency in Mexico, without being required to live in Mexico. I have Canadian born citizenship, American citizenship through my job and later maybe apply for Mexican citizenship.

I bought a mountain farm in central Costa Rica sixteen years ago and everyone thought I was crazy; but now these same people are hoping for an invitation to my farm since Costa Rica was voted the best country to retire and now I tell them; what are you crazy.

Living in Poland for most of my life, let me just fill everyone on a little detail regarding that bill menionted at 3:18. Here in Poland we don't view it that way. It's about something else: it's about blocking showing up at your doorstep waving some pre-WW2 document (legit or counterfeit) claiming your house belongs to them, even though the alleged x-owner is not even part of their family tree (their only basis is nationality), while that property went already through several hands for the past 80 years, all paid, etc. If anything, this bill is meant to PROTECT private property! Anyway, it's a detail that's easy to miss if you live outside of Poland, so no disrespect for not knowing this. I also hear, that this story is narrated a little differently out in the west, where that have a big influence over what gets said in the media. Love your show, keep the good things coming!

Another brilliant video Andrew. Right on the mark. It’s astonishing how lawmakers think they can restrict your right to rent your own home out. Eviction moratoriums are coming to the U.K. … you do NOT want to be a landlord there ….

Airbnb can be a real problem. I live on the lake in a medium Wisconsin town. Our neighborhood has $1M+ homes on the lake. The 7700 sq ft house next door rents all summer. 20-30 people packed in sometimes partying outside until 5 in the a.m., while the rest of us try to sleep so we can get up to work. Owner says call the cops, so I do. Then I have to worry about retaliation from angry party goers. That doesn’t make it any easier to sleep.

Many places have quiet times after 10pm or don’t allow parties. It would be easy for this to be a city ordinance. Going directly after air bnb is just hotels sponsoring anti competition legislation

Right..........its NOT the gov't starting the idea no BNB....... it is from neighbors (people) of BNB's wanting to change the laws !....... because BNB investors are putting single-wide crappy manufactured homes specifically to rent BNB😩.... next to cool towns with custom homes, thats the problem, not the government bringing up the Idea, no BNB.

Properties - houses, apartments - are always a bit iffy. In Spain they hit a load a people with shares of the road developments or similar near your house. You buy a rural house for €100,000 and they bill you the same for the new nearby road. In the UK they can change the council tax rules to hit absent owners. You're not in a strong position with a building.

Regarding the news from Poland, I think there must be a question of context. Many of the properties we are talking about were lost in 39, with the division of the country by Soviets and Nazis, were redistributed and are being used by new people for almost 80 years. Imagine being the fourth generation of a family living in one place and having to answer a lawsuit because the fourth generation of another family claims that the property was theirs. Ultimately they are seeking to ensure the legal security of property after the end of communism.

ps: Imagine, for example, properties in Cambodia discussed in the video. Possibly the owners who sold the property to Andrew are not the same ones from the pre-Pol Pot era.

Andrew, please read more about this Polish law. It's completely the opposite of what you saying. In Polish law, the property is becoming own by the government if nobody is claiming rights to the property in 10years after the death of last owner. Holocaust survivors still can try to get back the property but not the Isreal gov. They(the Isreal gov) want reparations, which is not fair and is against history or logic. Reparations should be paid by Germans, not Polish taxpayers.

They always use the "but the residents don't like parties and tourists" argument, but what the people who complain and back these kinds of regulations don't realize is that it's always the excuse for more government overreach. Case in point in regards to Hawaii, when they went after Airbnb in 2019, it was the residential folks griping. Now they are bringing the restrictions to condotel unit owners also as if resort areas can tell the difference between a hotel managed guest and an Airbnb guest in the same building.

In a few foreign countries you can actually get away from property taxes but more importantly lots of taxes that keep you poor in the US.

I think I know why, if the west for whatever it's reasons falls it'll serve greatly to justify the west's philosophy is a failure thus giving totalitarianism countries like China and so on free regin to beat up anyone who disagrees it'll be a cake walk if the west can't put up the fight against it

Brand new apartments in gated communities of Didyma Aydin Turkey begins from 140.000 euros for 1+1 , 80 square meters to 500.000 euros for 300 square meters 5+1 , really serious gated comlunities like in Germany, Austria nearby the seaside of Aegean sea. Didyma has permanently 100.000 incumbents. Just 30 kms away, Bodrum city has 500.000 population and international airport to mainly England, Dublin, Glasgow and best priced mansions in Bodrum is 6 million euros to be treated the best in this world, always hot and humid.

I'm receiving an excellent 12.5% ROI on my properties in the Philippines. And a ridiculous 0.3 % in my Oahu Hawaii properties.

Unfortunately, many international markets are not as fluid as others. If one buys California or Florida real estate one can divest of it VERY quickly. Most international markets, one needs a lot of skin in the game to purchase real estate. Depending on the area in the US, one can purchase with 3.5 % down or even less. Most latin american countries its a minimum of 30-40% down. It will take a long time to sell if one wants to. It's really a long term process in LA.

I think it's important to understand the dynamics on the ground if you're looking to buy income property. If a geographical location is struggling from inequality and housing shortages, especially affordable housing, it's just a matter of time before solutions become very necessary. Those solutions could potentially be anything and they're most likely to impact those with multiple properties, higher incomes etc. Better city planning would of course have prevented these problems but here we are.

Bellaire is a small incorporated city, within Houston itself. It and some smaller enclaves are bastions of right thinking capitalists in the midst of a huge, leftist toilet (Houston). Property owners in Bellaire aren't worried about income, they're worried about maintaining decent living standards. Just FYI, from a former Houstonian. Not to be confused with Bellaire Blvd, which is a major street in Houston, where Houston's Chinatown is located.

Andrew, I appreciate your channel and listen regularly. However, today's video is very confusing. You start off criticizing the commenter's sarcastic comments, but then you turn around and completely support his point. Although you endorsed a healthy Georgia you detailed the serious issues in Germany, Poland, Spain, South Africa, Montreal, etc. The trend is ugly for investors. You confirmed what the commenter was alluding to. Please clarify what your point was

I think he means stop looking toward the West (US, Germany, Spain, etc) and invest more in East Asia and Latin America.

@@raiden6156 Agreed. Although i think that the comment about Poland is misunderstood. Poland does not count as ''the west'', in terms of emerging markets. But more to the point: the situation is that the Polish government are trying to protect property rights, not the other way around. The bill is meant to stop people turning up and claiming a property as their own, in which you have been living, perhaps for generations, and have invested in, for historical reasons.

When too many people buy cheap homes to rent them out it becomes harder for me to buy a home to just live in, and then I have to pay overpriced rent, making it more difficult to save money. All bc people want passive income to vacation constantly. They are greedy and dont consider what people in their community need or want. Yes it should be regulated.
