In North County there are many unpermitted living units, not just room additions. These will haunt you if you decide to rent them out (especially short term). Cities are wise to unpermitted work, but require a complaint from another citizen to enforce compliance. The easiest way to determine what improvements have been permitted, is to go on-line to the County Tax Assessor's office and request a Residential Permit Record for that address. You will quickly see the truth. Building permits are very difficult and expensive. To sell a property and pass on this burden should be considered strongly in your purchase.

My hubby and I built our home BY OURSELVES WITH a permit, got straight A's with the quality of our work (it took us 2 years because it was just the two of us) The inspector was impressed with the quality we didn't have to fix anything. We later built a 1,200 sq foot work building without a permit. Then we refied the house, the appraiser asked us about that building, we told him this history of our house. We spent $35,000 on this added building, the appraiser valued that building at $100,000. We are definitely an exception to the rule, but we did it.

Good video. DIY jobs are going to hurt your sale prospects. A pro whether permitted or not doesn’t matter to the value of the house. What matters is what the buyer is willing to pay.

In the process of purchasing a home for my in-laws and the 1,800sqft home has a 400sqft non-permitted addition which is of quality workmanship. I am considering asking the seller for additional concessions as this > 20% total sqft increase was NOT disclosed on the CAR form.

Title companies do not run info on department of building and zoning/code enforcement unless a lien has been placed on the property. Independent research is required & places do sell all the time with loads of active CE violations, sometimes from 2 or 3 owners ago. I have always gone through the permitting & inspection process…when I go to sell a house, I always offer my building card (proof of permitted work) & realtors & title companies don’t want anything to do with it. Crazy because of potential future discovery of unpermitted work and huge fines & remediation.

sad you never said anything about taxes. the state believes you need to pay as per the sq in your home. i can understand a 1000sq vers a 5000 sq home but not just adding a bedroom, or fixing up a bathroom. and how would the state ever know if one redid a bathroom or kitchen?

Good point - taxes are something to take into effect. And typically unpermitted work comes up when a neighbor calls on you, or when you're ready to sell your property

They won't know. You HAVE to make sure the work is perfect, not shoddy. And YES they would LOVE to raise your property taxes. Ain't happening, we believe anything we do from now on THAT THEY DON'T KNOW ABOUT won't hurt us.
