Good video and good points and I don’t blame anyone for trying to profit from Airbnb but I do hold any government responsible for regulating and allowing widespread use of them and pricing out the locals. Nobody should be able to own a property from another country and treat like a commodity without actually living in it and contributing to the local economy. I think it’s a good thing what Spain is doing and hope Greece follows suit.

Guys did u hear the story in July, a Chinese dude rented an airbnb in Athens for a week and 6 weeks after he left the owner got a telephone bill of 3500 euros - turns out the guy had connected a phone device to the house router and made roaming calls to China all day long. The landlord was advised that sueing the Chinese and taking him to court would cost much more than 3500 euros so after an arrangement with airbnb he paid half the money himself....

@@Sunpire turned out that that one Chinese was not an isolated incident and there are quite a few extra-EU travellers that abuse the roaming calls, causing a stir in the landlord community

Nah.. better rent it per month to someone who wanna stay long run. Easier and simpler passive income. Even if u would earn more from an airbnb, (which I doubt after expenses and the increasing amount of airbnbs) still better to have your head in peace and rent it per month

Apologies in advance for the lengthy comment (lol), but I honestly think if you're investing, whether or not real estate is a good choice is really up to you and how much money you have to invest. The big pro to buying real estate is it can be safer, but also, you don't need to outright pay for the home right away even though you own it and can make money from it via appreciation and renting it out. If you had $10,000 to invest in the stock market and it went up 10% in a year, you would've made $1,000 in capital gains. If you buy a house that's valued at $100,000 and put a $10,000 down payment (same amount of money), if it appreciates by 10% in a year, you would've made $10,000. That's the power of buying real estate; the leverage you have to maximize profits. I personally think a good mix of both stocks and real estate is a good choice, but I'd probably only want 1-2 places to rent out, the rest would go into stocks. Investing in real estate is way more time-consuming, a lot more fees/taxes (not only cleaning, lawyers if needed, bills, but also fees when you want to buy/sell the property eventually), and your potential for returns is less than stocks - it's a lot more hands on with a lot more to do. Also, if you get bad tenants, people who break something, you'll probably take a loss. I also believe for Greece, you'd probably have to plan out to airbnb the place in months where tourists visit (summer), and rent it long-term around the fall and winter. Stocks are a lot more hands-off, you can leave it to a broker, or you can just invest in really big companies yourself (diversify though) that have really big market caps (more money invested, meaning the stock is nowhere near as volatile) and not even look at your investment for a year, it's much less time consuming. There's also a lot of tax loopholes to save a bit (depending on Country though; i've got no idea for Greece) on capital gains tax as well. TLDR = A mix of both is good, but I'd definitely prefer investing in stocks. Higher return potential, less work, less stress.

Hi guys, it is the one you will name your first child after here. 😉😆Whilst air bnb can be lucrative it can also be detrimental to your pocket, as it is seasonal. In Greece the government takes 24% vat every time you rent it out. Having had said that I am sure Greeks have worked out a way so the government does NOT! get the tax. This is rampant with Greeks, not paying taxes, and then they complain the roads are terrible for example. It is also important to remember that for every bnb that appears, one more person or family has nowhere to live as you are pushing someone out in order to line your own pocket with money. Foreign investment has pushed Greeks out of both the rental and home purchase market. And Greeks that do have a 2nd or 3rd property, they will sell it in order to have a better retirement fund and still have the Greek government pay them a pension when they retire. And that is why you two lovely people are finding it difficult to purchase a property.

I have mixed feelings with Airbnb's. While it's an excellent idea and can be great to find accommodation while holidaying, it does create a serious problem for those who seek long term rental properties. It's a difficult topic.

We will Airbnb ours in Chania over summer and visit family in UK. We should make around 14k over 4 months after tax and expenses. We have a new large 80 m2 single bedroom in Nea Chora

@Sunpire Great question, we are only confident we will get a good return because it's large, new/modern and close to the beach. It will be our first year managing an Airbnb but our friends nearby who have an Airbnb were mostly full last season. Personally I wouldn't run an Airbnb unless in a highly desirable location. @Sunpire Lastly, I'm very interested in the concept of property Maxing, we will likely continue to travel after the 4 months which is when I will switch to mostly HomeExchange bookings, this allows you to accrue Guest Points to spend world-wide so basically free accommodation wherever you go.
