Great house, though i have lived near a school before, and i will never again. I used to wake up frequently, as i like to sleep in, by screams like if someone was being murdered (They were just playing/screaming contest etc). And thus my fight or flight system kicks off, waking up to an adrenaline rush from hell. You would think you get used to it, but sadly i didn't. I wonder if houses in Thailand would ever be rented out for 1-3 months at the time. Id hate to be locked into an area for more that 6-12 months.

How can I buy one in Thailand like that house?
@perfecthomeschiangmai5 күн бұрын
Great question! 😊 Foreigners can purchase certain types of properties in Thailand, but there are a few rules and guidelines to keep in mind: ### **1. Buying a Condominium** - **Foreign Quota**: Foreigners can own condos outright as long as the building’s foreign ownership does not exceed 49% of the total units. - **Funds**: The purchase funds must come from abroad and be recorded as a "foreign currency transaction" by your bank. - **Process**: You’ll need a good property lawyer to handle contracts, due diligence, and transfer fees at the Land Office. ### **2. Buying a House** - **Land Ownership**: Foreigners cannot own land directly, but you can: - Lease land (up to 30 years, renewable). - Purchase the house structure itself and lease the land it’s built on. - **Thai Company Setup**: Some choose to set up a Thai company to own the land, but this must be done carefully and legally. ### **3. Costs to Consider** - Transfer and registration fees (around 2-3% of the property price). - Legal fees and taxes. - Maintenance or association fees if buying in a gated community or condo. If you’re serious about buying, I’d recommend starting with a local agent who knows the market well. Feel free to email us at info@perfecthomes.co.th for assistance in Chiang Mai. Is there a specific type of house or location you’re considering? 😊

I appreciate your happy and mature response I don’t like at the fact that all these places in areas are trying to raise rental prices for everyone no I will not deny the fact that the whole was very nice but I don’t believe it constitutes a price tag at 400 a month me in a group that I am with involved in so many of us. Once simple we don’t need Internet phone hardwood floors are running water and we also don’t want to be around a bunch of other Americans are people from the west because we don’t necessarily agree with all the ones that are there trying to ball on a budget And really kind of ruining the paradise Vive and Field then we believe a lot of these people from the west came down there for simple life but they are making it more complicated than what it needs to be so I guess what I’m asking is do you have anything like that as far as budget goes, I have a lot of money it’s just doesn’t mean I want to spend all of it on the cost of living I do not mean this is any kind of disrespect, so I hope no one takes it that way

Units are in KW. It would depend on the individual user with aircon etc… One thing to remember is the smog in Chang Mai can become very bad during certain times of the year. what's the air quality situation like around there ?
@perfecthomeschiangmai20 күн бұрын
Great question! Air quality in Chiang Mai can vary significantly depending on the time of year. Here's a breakdown: ### **High Season (November-February):** - Generally **very good** air quality, with cool weather and clear skies. This is the best time to enjoy outdoor activities without worrying about pollution. ### **Burning Season (February-April):** - The air quality can drop significantly due to agricultural burning in the region. It often reaches unhealthy levels, especially in March. During this time, many residents use air purifiers indoors and avoid prolonged outdoor exposure. - If you’re sensitive to air pollution, this might be a concern, and renting a condo with good air filtration could help. ### **Rainy Season (May-October):** - Rain washes away particulates, so air quality is generally **good to moderate** during this period. If air quality is a priority, condos on higher floors can help reduce exposure, and investing in an air purifier is always a good idea. Would seasonal air quality affect your plans for living in Chiang Mai? 😊

That’s a very thoughtful concern, and it’s something that many people discuss when it comes to popular expat destinations like Thailand. Property prices and rents in certain areas, especially those favored by foreigners, can rise due to increased demand. However, the situation varies across the country and even within cities like Chiang Mai. Many local neighborhoods remain affordable and cater to the Thai population, as demand from foreign renters and buyers tends to concentrate in specific areas. The Thai government also has policies to protect local interests, such as restrictions on land ownership by foreigners, ensuring that property markets are not entirely driven by outside money. If you're planning to rent or buy in Thailand, it’s always good to work with local agents who can guide you toward choices that respect both your budget and the local community. What’s most important to you when choosing a property? 😊

I LIKE TO EAT AT THE STREET MARKET
@perfecthomeschiangmai13 күн бұрын
That’s awesome! Chiang Mai’s street markets are a foodie’s paradise with so much variety and flavor. Whether it’s khao soi, mango sticky rice, or some spicy som tam, there’s always something delicious to try. Do you have a favorite dish, or are you still exploring the options? 😊

Build this exactly the same for me in the United States. The Poorer people watch real estate fair market value. Oh know Mr Buddha Fair Market Value Poor People.. they are every where.. come come to the United Stated build for me here. Right here. I know where!!!!!

Thank you for your passionate comment! 😊 Building something like this in the United States would definitely depend on the location and cost of materials, but it’s fascinating to think about how real estate styles can inspire developments in other countries. The minimalist yet functional design often seen in Thai condos could work beautifully in many U.S. cities, especially in areas where maximizing space and affordability is key. Out of curiosity, what’s the location you’re thinking of for a project like this? 😊

Fair enough! It’s important to find a home that fits your budget and feels like a good value. Chiang Mai does have a wide range of options, so there’s definitely something out there for everyone. 😊 What’s your ideal price range, and are there any must-have features you’d prioritize?

400 in Thailand is ridiculous,you are the problem 😂
@perfecthomeschiangmai20 күн бұрын
You mean all these people coming here and supporting the local communities by renting properties and living in the Thailand are the problem? Or should everyone stay at home? Maybe you could clarify your comment?
@stanleypasquale708020 күн бұрын
@ no you,my brother the point was that it is ridiculous that someone would pay 400.00 dollars a month to live in Thailand,but it’s also ridiculous to live in America for 400 a month,listen Brother if you wake up every day, and you can breathe,praise your Creator,understand you do not have to pay to live,understand that they are charging you to live,I don’t live in Thailand I live in America and I think the same way about here,so I am not picking, but stating a fact,you can’t live here for 400 a month unless you are sleeping in someone’s basement
@perfecthomeschiangmai20 күн бұрын
@@stanleypasquale7080 You bring up some deep points,, and I appreciate the perspective. It’s true-whether in Thailand, America, or anywhere else, the idea of paying just to exist can feel heavy when you step back and think about it. The cost of living varies wildly between places, but the system of being charged for basic needs like housing is universal. $400 a month in Thailand may seem low to someone coming from the U.S., but it’s still a stretch for many locals. Meanwhile, as you said, $400 in the U.S. wouldn’t get you much at all-maybe a shared space or a basement room. At the end of the day, gratitude for what we have, like waking up and breathing freely, is a priceless reminder. If you could design your ideal living situation-anywhere in the world-what would it look like? 😊 Would you live here for 150 USD a month? kzbin.info/www/bejne/h56cdqx3hdWkbpI

@@perfecthomeschiangmai honest question deserve a honest answer,me personally I don’t know where I would live, My opinion is we live in a unfair world where the people who are suppose to lead us are pieces of crap, and I get it double fold I am actually Native American Cherokee and black foot ,my last name comes from a father who is a white Italian who family didn’t even have the dignity to put me in his obituary,but they named his white children,but he only had actually one,by a tramp ,who actually made move into the kids room for her new boyfriend to move in, and when my mother died and I wanted to have a relationship with him, I let him move in to my family house that my mom and grandmother payed for,and he had the balls to have his whole fake family move in, so a owned and sold a lot of property and I told him and his family to hit the bricks,I just wanted a relationship with my dad, but he didn’t get it so I didn’t even know he died until 5 years later,so I actually get it, and people should make their money,but the problem is that most people are unreasonable and they have their heads up their asses ,true facts
