I have to tell you, I have watched several Residential assisted living "gurus?", you are a breath of fresh air!!! Most videos I have watched are centered on marketing, how to fill up the beds! I love the fact that you are more focused on the quality of care. I understand investing needs to bring rewards but we are talking about people. I thank you for these videos.

Thankyou for your encouragement, i can also get a fixer upper because my Dad & his friend can work as contractors, i also had a friend that he is willing to be an investor if opportunity is presented correctly!‼️

Hi Serg, great video! :) I love how you mentioned that a lot of people view your choice of running an assisted living home as kind of weird due to your age; whenever I tell people about my vision of assisting living homes, they give me the same exact reactions (I guess it doesn't fit the "norm" of our generation haha). They just don't see the vision like we do!

I am attempting to discover how much money I can realistically expect to get for a client and I was thinking that medicare pays a set amount for clients. I am not sure who pays for the client, medicare, medicaid, or the family? Thanks

From what I understand, in the state of GA Medicare/Medicaid is not allowed for Personal Care Homes so families have to pay out of pocket. Please contact me so we can work on this together.

Hi Serg, love your content! Just wondering how you fill your residential assisted living homes? I have done a bit of research in Kansas (which has 119 page regulation that operators must abide by, be subject to periodic audit/investigations, etc.). Based on the investigations it seems many of the residents have cognitive issues, dementia, incontinence, fall risk, etc. and some things have happened which the state has cited them for (being in violation of regs regarding medication requirements, abuse/neglect of residents, etc.). What is your criteria for accepting residents? Those who are semi-independent and not yet in decline? I'm also wondering if such residents would be charged more for the extra care they might need, such as nurse to give insulin, meds, etc.? or aide to care for dementia resident who always falls down unless someone is there to prevent it? Thanks in advance!

I’d like to have the ability to let residents age in place, but I was told once they become bedridden they need to go to a skilled nursing facility. Is that right?

You have to have some more paperwork in place to be able to keep a bedridden resident. A physician starting that the care home is capable of taking care of the resident. Then the resident needs to be assessed every 6 months. Now the regulations may different where you’re at.

Do you still feel like it's better to buy or lease properties? Ive been looking on loopnet but can't find barely anything for sale or lease. so are you typically able to find homes on loopnet or do you just find a home and then just go through the rezoning process?

Leasing is better in the aspect of getting into the home quicker, and getting it started while keeping your startup costs lower. Purchasing the property is better in the long term aspect. Most of the time you'll have to just ask around in your community, or even just get a broker who can find these properties for you. You can do either, but it takes a little longer to go through the rezoning process than it is to just find one already zoned.

There’s always people available to fill the beds of your RAL. People will always need help, you just have to be willing to network and go out there to find them.

Serg Lupescu my friend owns one and had to resort to Developmentally Delayed clients, and even then people are taking patients into their homes as 24hr care givers.

It's a course to help you pass the exam. It's $500, and it's supposed to help you pass the licensure. I'm not sure that's why I asked.

Oh okay. Yeah I recommend that you pass your manager's or administrators exam before getting the home but it doesn't always have to be done in that order.
