As to wind, it's windy 417 days out of the year, that makes up for twice on Sundays. 😂. Land costs, why the extreme north, aka Tule Springs is less expensive than Summerlin, the Southwest, and even the Northwest. A similar sized plan with the same developer can see 20k discounts over other parts of the valley in North Las Vegas.

At minimum 20k. Summerlin is a very well planned community either way very well kept grounds and parks. It’s one of if not the most in demand places in Las Vegas. I also think it’s more centrally located and there is way more retail and restaurant commercial within close proximity in summetlin.
