I never use a real estate agent when I look for a property. I look at the pictures first and arrange for a showing with the sellers agent. Agents become frustrated after showing 3 properties, why waste their time? I hate feeling pressured when purchasing anything, especially when it’s expensive. Lawyers and home inspectors do all the important stuff. Although not all home inspectors are the same. Some are better than others, and some are downright useless.

House prices are f.. king crazy here. I believe it has lost touch with reality. I'm leaning more towards not buying real estate in Canada.

Yep, 100% correct. When you factor in incomes, taxes, and cost of insurance, groceries, etc., you are better off renting and investing somewhere (even if conservatively).
