This price point is absurd for Idaho, it's driving locals out of the market.

This is definitely a higher price point area of the valley. Do you live in the Boise area? Sometimes people think they are driven out of the market, but there are ways some people dont know about to make it work out.

@BoiseRealEstateInsights it just seems a little tone deaf to be building 500k to million dollar homes in a state where people who grew up here make on average less than 100k a year myself included. So yes we are being priced out.

Will they have move in ready homes or will you have to build your own on a plot of land you purchased?

Both! The move-in ready homes will not likely be available for 9-10 months. The main section will be build your home from start to finish, but thankfully builders like Tresidio make it super easy. Were you looking at a specific section of Valnova?

@@BoiseRealEstateInsights We don't have any specific section in mind yet. I haven't seen a map of the subdivision. My husband and I are both retired and heard that social security payments will drop like 20 percent in the future and with inflation being so high, we're thinking we need some passive income. We are in Emmett. Once we sell our home in California, we'll be in the market to purchase something. I'm almost positive there will probably be an HOA though.

All of these new houses look cheap and bland. Hill road is a nightmare. “Traffic” is now in the Boise dictionary. Becoming harder to appreciate the foothills when being blocked by these ugly “luxury” homes.

@ well I don’t think you would be doing your job well if you admitted to hearing how ugly these new homes are getting because it’s all about speed and profit. The first ones that come to mind are the cbh homes because they are directly on hill road. The others I only know by the streets they are on. Then you also have the new construction causing the roof rat infestation in Eagle to bleed into nearby areas.

Interesting. Thanks for sharing man. Some people definitely dont like the CBH Homes. Personally I like how they look from the outside. What is this roof rat infestation in Eagle, where did you see this. Would love to learn about this

Possibly, All we could really find out was there is an eventual plan to have a giant sports complex. My guess is it will be indoor pickle ball courts and an indoor pool.
